Expireds... be at their door bright and early.  Call on the phone?  Use caution, the DNC list is there for a reason, plus everybody gets calls all day from auto warranty companies and Medicare upgrades and other spammers.

      Have an understanding and sympathetic/empathetic attitude.  To say that those Sellers are frustrated, angry, and annoyed is an understatement.

    When I worked expireds (I got those listings, and I made good money), my questions were "What do you think the listing agent failed to do?"  What do you think your agent should have done?"   Let them vent! 

    9 times out of 10 it was overpriced, or they made it impossible to show, or they didn't offer a reasonable commission, etc.  It was obviously the fault of the Seller - but you must let them blame it on somebody else (the previous listing agent).   

     Ask them "what do you think should be done to sell the house?"   And then offer to do just that!

Call me if you like,  typically I filter the expired listings for the areas that I am specifically interested in serving.  Then I treat them like any sphere of influence lead.  attempt to meet them, contact them in any way I can, then keep following up

Nick I haven't done expired in years and years.  When I did I actually did have success with them.  It was suggested I send a letter, then send another one and another one - always with 2 cards and a call to action. Of course I was surprised when the first seller called me!  He said something like - You are the most tenacious agent I've run across! And he was right - I sold that home and helped them with the next and next....

Not a niche I wanted to develop, but first I might check to see if it has already been relisted. Some listings are renewed but the paperwork isn't in yet.

Many they want to take off market for a few months and re-list with repairs or updating so it shows up as a new listing. Check the listing history.

I agree with Fred Griffin Florida Real Estate  - find out why the seller feels they did not succeed first time out.

I periodically receive requests to list from sellers who didn't succeed because THEY were difficult. They come out of the gate guns blazing. blaming the agent because they didn't cooperate with showings, keeping the place tidy, etc.

I don't want those.  :D

I have found it too cumbersome as some have relisted, etc. Some have bought lists in my office but I can't remember the name that showed up in their email every morning.

Actually, we don't have many. Good luck getting some info.

This reminds me of a dynamic found in the dating world where (but applies everywhere) where if you do not ask, it will not happen. How you ask is as important as the projected, want able outcome desired. I would approach expires with humility (don't be willful or in a hurry but caring and inquisitive) and employ what I call the 5 wisdoms namely: Who, what, where, why, how and when. WARNING: Don't be money driven! it shows!

I have never worked Expireds or Cancelled listings. In this very short-inventory market, I plan to try things I have never tried before.

My admin sends out postcards to them each week, about 1 percent hire us and get their property sold, the rest find some other solution or give up.

Nick, in our market for the last two years, if there is an expired listing, the home most likely was overpriced.   I have never chased after expireds, I want to be the first agent, and SELL it.  Sorry, no help.

I did ex[ireds in the days of the dinosaur. No "do not call list" and most people did not have cell phones so their land lines were published in a reverse directory. I used letters which, if at the post office before 6am would be delivered by 3 in the afternoon. My first line was "the early bird has the best opportunity at the wire". People were impressed. Also called between 3 and 5 the same day.

Then it became a referral business.

Not sure how I would do it today.
