My main issue is the high majority of my clients were Americans.  Now illegal for them to buy property here and the government takes a minimum of 25% witholding tax on any sale. Add to that, the majority could not access their million $ summer homes for more than 2 years due to covid and they deteriorated with mold and constant breakins.  One was robbed and vandalized a dozen times.   Poof goes almost all of my business.

Competition with Inventory? Inventory is still low. I have buyers looking for the right home. Just sold a listing with multiple offers.
Hard to get Qualified Leads? I'm mostly by referral.
Sellers don't what to give up their current Rate %? I do see that as being a factor. Sellers aren't motivated to move.
Workload and Personal Life? I leverage my work so I can have a personal life.
Inflation? It supposed to be coming down.
 
Mortgage Rates Stopping Your Buyers? If they don't qualify. Housing prices aren't coming down so it is harder to get the house people want with the current interest rates.
 
Something else? People need to know what is going on locally. They're often polarized by all the news reports which are spewing all sorts of false information.
