I think some of the public that lead you on, you supply lots of information to buyers or sellers, then you hear they have had a REALTOR all along.

 No 'pain'. It's another cycle much like I've seen several times over the past 35 years years.  Agents simply need to ramp up marketing to their SOI and be consistent with it - stay top of mind.  SHIFT mindset if needed.  Network as well as review yearly budget and cut where they can.

Agents who don't respond timely.  This really isn't a 9 to 5, M-F job and you aren't doing right by your clients when you try to do that.

Why not ask something positive like, "What is your #1 Strength?".
