thanks Will Hamm I live on the 6th floor condo.  I am evacuating 6 miles est to Hard Rock Hollywood Hotel which has generator backup and a high rise parking garage so I do not need to drive through flooded streets either before or after the front passes Southeast Broward County -

Cocoa Beach is on the east central coast but the direct impacts are for west central so currently we have a tropical storm warning and do not plan to evacuate. I am a bit concerned since we live in a condo on the first floor on the widest, deepest canal in Cocoa Beach but we have been here 30+ years and never flooded yet.

When TS Faye went by in 2008, we had 23" of rain in about 24 hours and never flooded so hoping our luck holds.

Higher ground is a commodity we don't have enough of  Will. That being said the conditions along our east and west coasts are like night & day for Ian's arrival. The rain will be here on the east for a couple of days and as of yet not much wind effect expected. From Marco Island to Clearwater might see estimates of storm surge from 8 to 12 feet plus 11 to 12 inches of rain. The reports say that winds in that corridor may be the highest seen in the last century also. No fuzzy feelings about this one it's my hope that anyone within this path has gotten out of town yesterday and many prayers for those that chose to stay!

The big blow hits Ft Myers/Sarasota. Riding through one of these is a memory remembered forever.
As we know the fear is the blow but the damage is caused by water. Surge, horizontal and vertical.
Spent the last two days visiting friends lending a hand mounting shutters and bagging and placing sandbags and trimming down shrubbery that will not survive a big blow.
Here in the Tampa area, the storm surge will be in the intense rain. Predicted to be continuous for over 2 days. A storm surge flowing INTO the Gulf of Mexico.
Even the high ground does not assure an escape from such a deluge as the folks in Richwood WVA can attest. As I left Target yesterday evening, they pulled the shutters down behind me. We are all bracing for a wet ride.
No real estate business will transpire for the next week so it's time to keep the tools ready and help folks in the recovery.
Things are supposed to get intense after 3PM today.

Hi, Will.

    I have family members in Sarasota, and Venice (my hometown), and Fort Myers (which is getting the worst of it).   

    My cousin Jane lives on a canal in Englewood, my cousin Mary has a house on the Fort Myers River.  Both of them were going inland to get on higher ground. 

     Other family members are hunkered down.   We are anxiously awaiting to hear from them!

The one thing that comes to mind when hearing about a Hurricane is when Katrina hit New Orleans and rather than fleeing to safety there were people thrill seeking swimming in the Gulf of Mexico.  Wise people left the area several days ago.
