There have been many lawsuits for this very reason - more common in communities that have an HOA with pet restrictions.  

Yes, I do inform all of my clients and if I do not know, I inquire so that I can inform my clients.

Absolutely!!! Carmel-by-the-Sea prides itself in having won DogChannel.com's coveted Dog Town USA award more than once.  Pooches can run off the leash on Carmel Beach on voice command.  Hotels are mainly dog friendly starting with the Cypress Inn.  Dogs join owners for Happy Hour in Terry's Lounge, often dressed very stylishly.  Although they can't be in restaurants inside, there are plenty of outdoor facilities with heaters and doggie beds so that canine's can dine with their owners.  The negative?  Can't think of any.  Obviously dogs need their shots but no one checks that I know of.  Unless they bite someone, but what sane dog wants to spoil this pooch heaven? We, on the other hand, still get asked for our COVID vaccination card when going to Council Meetings or to Sunset Center.

Lost pets aren't just about a leash law.  They can easily escape if a gate is left unlocked or if they jump the fence.

I do not go over any ordinances, as we don't really have any that I'm aware of.  If a community does, they'll be in the CC&Rs.  I don't know of any community restrictions on breeds, etc. out here.

Landlord policies have restricted breeds, but you can usually get around that with a tenant policy.

If a buyer is buying in a condo community, pet rules will be embedded in the HOA documents. If the buyer brings his pet to showings, I would mention that fact. Otherwise, why bring it up?

Yeah, let me tell you I get 2000 shades of pissed off when idiot snowbirds let their dogs loose where leash laws say 6 feet and there's an open dog park a few yards away. I should let Moxie just have at it and eat them both but then I'm the bad guy. LOL

Yes. It is very important they know the laws and rules of the local area. Plus, some condo/townhome subdivisions do not allow pet ownership or certain breeds!

No I don't, even if asked. I will suggest to visit city / county / state websites that offer better info and if I did rentals, I only provide info stated from the MLS. I treat this just like demographics and sex offenders inquires!

Yes if course especially if they'll be living in a condo or townhome  that has rules and regs around pet ownership.  And since I'm a pet owner you can bet the subject of pets is going to come up!

I only mention pet restrictions as they pertain to HOA's, leash laws are pretty standard in CA so no need to mention and the rest never comes up.

I think it's important to know the ordinances, or rules or even deed restrictions that apply to pets. Pet owners will most likely ask before it's too late, that is before they commit to a purchase, so it's good to know the answers. Pets are often treated as members of the family, so getting into a situation, where that "family member" might not be legally welcome would create a very bad situation for the owners, as in what to do - move?

No... I don't. I only insist we check individual subdivision CCR's in the event my clients have an unusual number of pets or very large ones. Don't know that we have much in the way or ordinances except to keep them leashed when off the property and to have a license for the pet(s) and immunizations up to date, which are sent in by the vet.

Absolutely, Bob. I am always aware of their 'family' situation where pets are concerned and you're so right, you are absolutely doing the right thing, informing them of the local statutes.

I've seen multiple examples of agents NOT looking into this and, as you can imagine, bringing about terribly, heart-wrenching stories. This is why I feel like it is MY JOB to take care of the entire family, including the fur babies!

If the subject of pets does up, and most of the time I asked that question, then yes to the extent I am aware. In some cases I have suggested they contact the town about local ordinances. As for condos and HOA's I suggest they review the documents.

Our area seems to love their dogs/pets. I sometimes do mention it. If they have a big dog and want a fenced in backyard, they need to check with the HOA. I've had clients who want 6'fences and not all neighborhoods allow them. Also, not all areas allow unlimited domestic animals. Then there are some people who want animals who are not domestic. So, yes, there can be a lot to discuss. 

As far as pets getting lost, it seems like dogs that get lost somehow escape the fenced back yard. Our neighbor's dog gets out occasionally. They probably get a text from everyone on the cul-de-sac, not because their dog is bothering us but because we don't want her to wander too far or get hit by a car

On another note, my husband walks our little 12 pound black schnoodle without a leash. She's almost 17 so he carries her at least half the time. Anyhow, he took her on a 1 mile walk the other night without her leash. She is good about staying close to us. He looked down and she was gone. Because she is black she can be hard to see if she isn't close to you. Anyhow, he called me and I put my shoes on and started walking in his direction. I got about 2 houses down the street and there she was, walking home by herself. I guess she decided she didn't want to go on a walk and headed home without him. We figure she had to make 3 turns to get to our house. Yes, we have leash laws and we do carry a leash just in case but for 16 years, we've never had a problem. She always wants to stay right pretty close to us. 🐶

You'd have to travel pretty far to find a HOA community here, thank God.  And, landlords have no say over pets:  “A provision in a tenancy agreement prohibiting the presence of animals in or about the residential complex is void.” This means that any tenancy agreement provided to you that prohibits animals in your living space, is void. In other words, a landlord cannot refuse your pets in Ontario.

If pet ownership has the potential to kill a deal, then it MUST be discussed before showing the 1st property.
It is my opinion that keeping a creation in captivity and dependent for the psychological need of people to feel needed is abusive.
Owner easily ignore this idea and embrace the entitlement that every yard is open for their doggies' excretions. So rampant is this entitle that homeowners must post signs reading, "Don't crap in my yard." What is happening in the brain of those in enslave pets that such signs must be posted.
A city property (senior center) in Dunedin has posted 20 signs reading, "Don't throw your 'poo' bag over the fence." This is because of PET OWNERS.
All because some can find no way to feel needed without capturing and debilitating another creature. And pet owners are nearly universal in their ability to ignore their transgressions.
Enslaving pets to meet social inadequacies in humans seems to be a transgression everyone is willing to ignore. Such entitlement, as I have pointed out, has feet and encroaches on the rights of others. But whether in Canada or USA, pets have more rights than some humans. After all, most humans would never be allowed to defile their neighbors yard.

So, shortly after confirming their ability to buy a house is the question, "Do you own a pet?" if yes, "Great. Be aware you WILL NOT BE ABLE TO BRING FIDO INTO THE HOUSES WE VISIT."
