Oh my I've seen a lot of not so great things over the years! It's a matter of education and learning the rules and regs - and that is their brokers job. Only a few times did I need to call the other broker and let them know their agent totally messed up and would take it further up the chain if not handled. Brokers handled it and hopefully their agent learned a lesson. If not, well my guess is they won't last long in this business.

I had an agent who tried to renegotiate the terms of the repair agreement less than one week before closing and three weeks after the repair agreement had been signed. She did not succeed.

Having been in the real estate profession for 24+ years, I've seen pretty much everything you can imagine and some things you had to be there to believe.
Most issues can be condensed down to a couple of items:
1) Agents who are either ignorant of the rules and regulation or indifferent to them.
2) Agents who fail to show respect to others around them.
Pretty much every transgression ends up falling under #1 or #2.
As to how to handle things when issues arise, I generally can work through them by dealing in an honest and up front manner with the other agent. Only three times in my entire career have I had to call up the other agent's broker for a discreet chat about what was going on. I then left it up to the broker to handle that particular agent.
Always keep it professional, no matter how badly the other agent or parties to the transaction are behaving. In the end, it will serve you well as a real estate agent.

We try really hard to focus on education, even with broker who are not in our office. But I think the worst we had was an agent represented a buyer who come to find out had forged proof of funds and a check. We found out before the agent and tried to talk with them several times only to be met with anger and hostility towards us. Very unfortunate.
