Before I would list a home like that on the MLS I would ensure it is "trashed out".  It will be listed under residential, Fixer. 

Absent that, tap into the investor pool and sell as is with all the contents.

Residential as a fixer.  Describe accordingly and show photos.  Make a mold disclosure.  Factor the cost of 3-4 roll-off dumpsters into the price.  Reach out to investors.  We've offered on far worse than this.

I don't know that we would be able to list this as "land" in our MLS. I would expect it would show up as residential single family residence sold as is and as a tear-down or fixer-upper.

This one I may list as a house that needs a lot of repair, however we recently listed one that was much worse than this that we listed as vacant land with the warning that there were several buildings that needed to be removed.

Not sure where this is located however this is the bread and butter for a team like mine. Properties in this condition if I were to list it I would make it clear it is a As-IS property Cash or HML only. I would reach out to wholesalers in the market who tend to work directly with investors and they might be able to find a buyer for it. Although the MLS is a great source to list these properties I have seen a lot of investors not paying attention to the MLS right now. For several reasons either overpriced or competition so a lot of my investors are not even taking the time to look at the MLS.  I would look at the previous sales and find other properties that have been flipped or bought in cash and contact them directly.  If they are buying around the area its likely they would be interested in such property.
