I can tell you that my typical seller is a representative of an estate. It is a wide range. Some will invest if they have the funds - most don't.

For several years, it has been very rewarding for sellers to invest in upgrades to make their home shine as if new in order to get top dollar. Cost was typically returned on at least a $2 for $1 basis. Time was whatever it took to get it done but still reasonably quickly. 

Yet...we are not in a typical market and have not been in a typical market for several years. Whatever that is...

typical sellers just don't exist in this market.  I find some willing to do everything, some will do what they feel brings the best return, some will do nada.  But they are all still selling.

Typical, here, means, 'red-hot' and if you are not ready to fight, go home.
House #1. To be listed Thursday. Seller has been improving for over a year and bust'n ass for the past week. Prom Queen will sell quickly
House #2. Estate home. Been worked on slowly for 2.5 years, tricked out cosmetically, old mechanics. Will be listed in 2 weeks. Pretty and will sell in 2 weeks.
House #3. The ugly duckling. Must be 'de-hoarded' packed and broom cleaned. VERY desirable location. Will sell in 60 days to an investor. Today's home buyer who cries about the housing shortage is unwilling to invest in sweat equity. The sellers desires an occupant buyer from the local workforce.
House #4. The lightly used SFH purchased 3 years ago located in the pucker-brush. No action needed will sell in 2 days.

While all sellers want the same thing; and escrow that suits their timeframes and top dollar, non are created equal when it comes to investing time and money up front to get top dollar later.

I will share as a seller in 2021, I invested $8,000 up front on all my inspections, curb appeal, repairs and staging that earned me an extra $105,000 on my asking price. Well worth the extra 2 weeks and $8,000 wouldn't you say?

Most sellers are willing to do and pay for the necessary updates/repairs to get their home  'show ready' for market. But that's been true for many years as I know the ROI will be higher.  If I didn't think that, I'd say so.  Sell it out right to an investor or as-is and sometimes that's a better route for some in their situation.
