A house you like goes under contract, sale pending status. You are a buyer on the house hunting trail. That home listing you see hop back on the MLS conveyor belt, is an active listing again. Do not think automatically  "something's wrong with that listing... the reason it is back on the market is because of the property". NOOOooooo....misconception and worth looking into if you liked the home first time it caught your eye. Consider the buyer for that house had something to do with why the sale derailed and never got to the real estate closing @williampiotrowski .

1) That inspections pass or fail. We don't have pass/fail inspections. 

2) That they don't need a home inspection on a new construction home.

3) That they don't need an agent when buying new construction homes.

nope. They can also ignore your lowball offer and a lot of AGENTS need to also keep that in mind!

People believe that one should buy the best house they can afford and other believe they should pay the least possible for a satisfactory house.  The truth lies in between.  But the most house you can afford that will last you and your family the longest without leaving yourself house poor.  Paying too little is costly in the long run as you will be buying and selling too soon.  It's not cheap to do either.

      That the agent working with you is "your agent".  Unless they have a written fiduciary agreement, you may not have their undivided loyalty and total confidence. 


     Signing an "Exclusive Buyer Broker's Agreement" only guarantees a commission to the agent working with you... it may or may not provide a fiduciary. 

     Read the fine print, see an attorney for legal advice before signing anything.
