I once had sizable property, and my seller had a fixed number. The buyer wanted to purchase and also had a fixed number.
Knowing that the buyer loved all the custom furniture, we negotiated to sell it furnished.
There were two agreements. The numbers worked for both. The seller got his number, and the buyer got a furnished move-in-ready home.

Years ago, there was a house for sale near me that included a free Rolls Royce. It was funny. That house was on the market forever. They started too high. Then they lowered the price a little, then added the free Rolls Royce.
I wish I had paid more attention to all of the price cuts and different creative offerings they had. I also wish I had taken a picture of the sign that said the Rolls Royce was included.

UGH I always tell sellers make a list of what can convey and ward off the unserious buyers who want the toy but not really the home!
I was so annoyed at one buyer who didn't want the restaurant but "Please see if the seller would sell me the breadmaker!" The listing agent did not respond and I did not expect her to, it was a ridiculous request. How was the restaurant gonna do without their breadmaker? EYEROLL

Yes, I quickly let them know lenders usually won't allow things like that. The biggest one we see is the riding law mower. When selling a property with a riding mower, I ask that up front so we can tackle it head on. Although, I do recall a seller offering their sports car with the right offer. It was during the recession. They did not get the car.
