At best it's stating the obvious, at worst you are compromising your seller and breaking your fiduciary duty. I truly feel "seller motivated" 99% of the time translates to "agent desperate for a check" or "seller is over-priced" 🙄

I dont Feel anything about these statements. 

I focus on the actual facts of the property, and do take a mental note of an agent that is selling out their clients by undercutting their position in future negotiations.

Then I look at the price and days on market ...oh, the listing is overpriced, need 48 notice for a showing between 11 am and 2 pm M-W-F.

I NEVER EVER say that. My job is to protect the negotiating posture of my seller. Once I make it public that seller is anxious... I've just compromised their position. Just price the how to make it irresistible to buyers.

Basically, I think 'SM' & 'SA' are useless.  If they are not motivated are they serious sellers? If they are anxious that might give me the idea they are in a distress or don't wanter situation, enticing me to lowball the offer.  Make Offer is ok just requesting action be taken.

Reminds me of "Or Best Offer".  It is just wasted ink.  I can see, perhaps, using that language if it is coupled with a substantial price drop, but otherwise it is an efficiency of words...

I love it when listing agents tell it like it is...recently I was speaking to a LA when they gave me the scoop:

 

what $$ the seller was looking for

the multiple offer price my buyer had to beat 

cash was king with the seller

 

We did not make an offer and I was grateful not to waste my time and not to get my buyers hopes up.

 

I would like to see more transparency in the RE transaction...

If I was a buyer, it would say to me, hey, this owner will work with me, does care whether the place sells or not. Over used or not, your buyer only does this shop for a home a one, two, just a few times in his / her lifetime. Your CTA should be to make them text, call, email or drop into the office lobby and you can shake it up with other ways of saying it. Priced to sell quickly translates that sitting on the fence on this one will only give you painful splinters cause it won't last long.

If the seller is not "motivated", "anxious" and hopeful for an "offer", why is the house for sale?

I think those terms in the mls or in any kind of advertising are either meaningless puffery or signs of desperation.

In the MLS, particularly agent remarks, no way!  If you can't say it in front of your seller, don't say it.

It is rare the seller is truly as motivated as what the phrase implies. Buyer will usually send a lowball offer on those and that is not what a seller is looking for. They usually need to lower the price or remediate an issue.

I feel that many agents are mentally exhausted and cannot invest energy in creating new terminology. So, they rely on the "Tested and true' mentality that gives comfort by not reinventing the wheel.
I recently used 'as rare as the Ivory Billed Woodpecker' in the opening line.  The creativity was acknowledged by many agents. The use was decided based on recent news coverage of a recent report of one being spotted of this extinct bird. I simply entered into the conversation.

It's company policy that we don't use that phrase without the seller putting the request in writing and it's still against our advice.  Lower the price if that needs to happen.
