You can't use facts to change people's minds. People make decisions based on emotion, then justify it with facts.
You can tell someone until you are blue in the face that homeownership makes more sense and show them a ton a charts and graphs to prove it. But that won't work. Tell them an emotional story. Then use the charts and graphs to back it up. We like to convice ourselves that we make decisions rationally, so you need the facts. But really we make decisions emotionally, so lead with the emotional reasons to purchase. People have to feel it is the right decision, not think it is the right decision.

Don't go the route of Oregon with statewide rent control. This has cost a great number of single family homes that were rentals to become owner occupied and reduced the opportunities for renters.

What a sad state of affairs where the current systems (all of them) promote the have and the have-nots class of people. There is absoultely no reason that this cannot be addressed in our government using all our know-how and technology plus wealth to address/cure. I see it as a leadership problem. Why does gas cost $5.00 a gallon when it was .24 cents when I was growing up? The greed and indifference in this country for and against all its citizens striving to get-by stains the concept, identity and history of the USA. My only solution is to elect better leadership, have young people team-up to split costs, hope for parental support, subsidies, grants and good ole fashioned luck to kick in. We had those rent increases & then it abruptly adjusted. I'm not going to go near any rental business until the eviction moratorium is finished.
I think there are so many people that can no longer rent. They are hiding somewhere with their below 650 credit scores. Can barely buy either.

That is a great question Shayne. I don't have an answer. Rent here has increased significantly and so have home prices. I would love to see more people get into a home so they don't have to deal with rising rent. However, everyone is not ready for home ownership. It is a huge responsibility. It isn't just about paying a mortgage. Some people aren't ready for the responsibility of caring for a home or yard.

All those eviction moratoriums do come with a cost, time for tenants to pay up for the sins of others.
A lot of landlords lost their shirts, fewer landlords and the law of economics lead to higher prices and greater restrictions.

How about the security of owning your own home, and not getting kicked out? ... being able to have pets... live by your own rules... being able to improve the house and earn equity... paying your own mortgage instead of somebody else's... there's so many good reasons to buy and quit renting.

But it begins with them articulating THEIR FINANCIAL Dreams not echoing what I hope they say. Don't get caught chasing Unicorns
Try to see where their dream aligns with their action. No alignment is not agood sign. Find the buyer where alignment is evident.
After that, omelets must be made.
Coloring outside the lines means knowing at least 10 ways to finance real estate. The buyer will dictate the option(s) most suitable.
It means leveraging those businesses you helped over the past 12 months to now return the favor.
It means getting a feel for the pain some homeowners are currently experiencing finding themselves unprepared. Micro mailing to this population showing understanding and a solution gets your buyer to the head of the line. This works best if the homeowner is made aware by one of the above mentioned businesses. This creates inventory.
The bottom line is, if the buyer must be persuaded, don't waste time.
If they are bleeding, that is the badge of a loyal client. Now go make an omelet.
If I share too much more someone will throw me under the bus.
Closing point. The actual biggest chalenge is not finding the real estate but creating that intersect where fossils and the young experinece a shared purpose that exists beyond the transaction. This requires US to develop the eyes that see the spirit of the young. "It's this way because it has always been' is exactly where the young want to see fossils challenging authority thought. When they lean in, that is when the real work for them begins. They have a sojourner they can trust.

Some people are destined to be renters. Some fear the responsibility of home ownership, paying a mortgage, paying property tax, doing maintenance. They do not understand that they are paying those things anyway by renting someone elses's house.
Others fear being tied down in case a job change comes on the horizon, or they would rather spend money now on fine food and wine and expensive cars and travel.
There are plenty of people who understand the value of buying their own home. They also have challenges these days.

I find that my tenants who cannot afford to buy are those with poor credit histories. Finding someone in your area who is willing to take the time to help each of these build back their credit and than get them pre-approved is what I would suggest.
It's so ridiculous that rent is more costly than a mortgage payment each month!

Not all young people are ready for ownership or for committing to an area; they still want to retain flexibility to move to a different job or location, so renting often makes more sense, even financially.

Increase in rents are on the rise here, there and everywhere it seems Shayne. Young people can better themselves by going to trade school, technical college or university for better pay to afford buying property.
It's impossible to encourage anyone do anything unless they want it.
