It depends on what the video is about. 

If informational - then keep no longer than 3 minutes.  My niche videos get watched. 

I doubt I would ever use YoutTube short and I will never use TikTok.

The magic of YouTube Shorts is the ease of publising using only mobile technology. So what can one convey to a viewer in 60 seconds that will result in the desired outcome? 
LIke every 15 and 30 second TV commercial, it MUST be specific and the CTA clear.
So, what have you got that anyone cares about? Anyone is not specfic...so range it down a piece to target the frustrated home buyer. What do you have that they want? And it is the response to that question that seperates the real esate agents from the effective marketers.

As will be apparent, NAR and your local association severely limit what a Realtor can do in this channel of thought.

So, go old school and follow the  'list to last'' directive.  In 60 seconds or less what can be conveyed to a owner that would compel them to act upon the CTA? Again the 'direct buy' folks are delivering a good education in this arena.
Actually do the research and find out the number of houses sold in your market as a result of direct buy or outside of the MLS. Information originating from inside the union suggests 1%. In my slice of Florida paradise that number is fake news. Yes, it will require WORK to uncover the real data.

My suggestion is to follow the Rocket Mortgage model. When I explalned their psycholgoy when they launched, few noticed but now we see the tail is wagging the dog. Of the four points I made, CONVIENENCE is the message most are running with today. As a REALTOR can you make it convienent for the home seller? A REALTOR can not, but the 'short' can attempt the 'leave the driving to us' message with a 'free' resources that values the owners experience and knowledge to complete the conversion.
SUGGESTION: Make a play with the 'helpful me' message. Their RAS is ready to receive the message.

Face exchange gives an opportunity to create real humor for those courageous enough to make an attempt at humor. Things can go terribly wrong. So make sure there is a good gatekeeper in place or the ability to thoroughly remove the short. Success in the effort creates real loyalty, rabid fans, but the gross number will be less.

Be aware, YOUTUBE and GOOGLE use your collateral to augment THEIR advertising business. AND the good news is YT is the worlds 2nd largest search engine. #1 is owned by the same company. SO leverage all the SEO knowledge you have. It is a net you are creating (views) not a hook. The hook is the CTA.

I would advise shaking off the temptation to offer a free market analysis.
What they really want to know is what 'Raymond Henson' thinks that is new and visionary. The birds of the air seek to rest in the branches of the tree of vision. 

In other businesses that I own, completely dependant on on-line marketing, these principles have shown to be reliable and true.....for B2B and B2C business.

Shorts will prove to be a new timehole if the proper preparation and analysis is not done beforehand. IN our short attention span, tweet society, compelling short and concise messaging may prove incredibly beneficial in creating marketing focus, execution and it just could be fun.

Much of my market analysis derived from exit interviews at open houses. So it been nearly a year since new data has been created.
So, it is possible I am all wrong.

Hollywood for decades dealt with movies having a start and finish that captures audience. Why? To take a captive audience and entertain them was an art.  Attention span capture when first introduced was a hit and people loved it! After a while movies waned as did attention spans and reduced deliberately even more when TV kicked in. Today, elevator speech is the default along with billboards and commercials that GET TO THE POINT. Even our first greeting to each other is curt & cut. Less is the new more. Quantity & quality combine making for a new generation

I'm back after a few years of travel and relaxation. I am working with a team and they really promote Tik Tok, YouTube and Instagram Reels. I was reluctant, as I am old school in marketing. But.... I will tell you that my first reel had 4,500 views and my second one went over 10,000 views. The first one was a 25 second (limit) sunrise views of a lake and the second was of an alligator in a lake where I live that was navigating its way through the water. I was just playing around and actually very surprised at the exposure. Now I am trying to find out how it can work in the real estate world. If I actually make a sale with any of these, then I will be a convert!
