With a growning appeal of iBuyers and instant offers, many FRANCHISES have created cash offer services to remain engaged in this trend.
I do not use nor heard of RIBBON, but I do have my own 'cash' resources and it not a scam. What this provides the consumer is CHOICE and it seems NAR and local associations are not CHOICE focused. As we all know a monopoly is not about offering choice. So agents may be well advised to understand what the consumer wants and structure accordingly.
My advice is to attend those investoer seminars to see how non-REAL-A-TORS make this money work on their behalf. There is a tertiary reason for attending the seminar but I'll leave that for your discovery.

Thanks folks, I too had never heard of them before until i read about several realtors using them (and a couple others I can't recall).
From what I understand, these companies provide a way for buyers to improve their standing in a bidding war, by offering to pay CASH for the home. The buyer then has a number of days, usually 120 or so, to close with their original lender.
With regard to Ribbon, they make their money by charging 2%-3% if the buyer cannot close with their original finance company by contract closing date, and charge 1% if they can.
