If the laundry list is accurate, there's no reason to wad your undies.  It's not personal.   If that's a new agent's way to maintain transactional order, more power to them.    I've seen too many cases where an experienced agent missed important items.   

Sure, they could probably use a lesson in diplomacy, but it's likely counter-productive to engage.

If, however, the laundry list is flawed, that's another matter, entirely.

I am with Ryan Huggins - Thousand Oaks, CA - then again we are both in California where more paper and forms seem to be better for the Big Box Brokerages.  

My clients do not sign anything that is Brokerage branded and not a required form. Period.  I do not care what the brokerage requires.  If the brokerage requires the forms then their clients can sign them ... mine won't.

I ran into a new agent who was utterly clueless and already had a TC.  Apparantly, he let slip, that she was the one writing up his offers.  Someone from a big name brokerage told him that's how to do it.  Uh....she needs to be licensed and understand what she's doing or you look dumb.  He didn't know, was just following the lead of a mega brokerage.  

Meanwhile, offer came in with no home sale contingency.  But something in her personal letter stated she had a home to sell that she wasn't willing to part with until she found the perfect next home.  Hmm.  Called the lender.  She doesn't qualify without a home sale.  Agent didn't get it.  TC sure didn't get it.  

Long story short, having a TC doesn't impress me.  Knowing what you are doing and being honest does.

without going into huge detail I am dealing with a 'former new agent' I sternly spoke to in his presence to his broker. Now, not so new, a good guy, and a new agent HE is overseeing

Since it seems that most big box listing agents (at least here on the Monterey Peninsula) work within a "team" that includes a TC, I just shrug it off.  The paperwork here for a multi-million dollar home in Pebble Beach is so huge, I presume they need all the help they can get. Earlier this year one of my listings was sold by a big box team that included FOUR licensed agents.  I, on the other hand, am an independent broker handling every phase of the sale myself. That's the way I like it. That's the way I keep control.

LOL!  Probably some TC checklist thing they think helps.  I've gotten one or two in the past.  It's always a fun conversation when they have on their checklist a form we don't do (better yet one that has no place for our side to sign or input anything into).  It does astound me how companies require so much extraneous paperwork to justify having TCs.

Maybe, just maybe, this TC has a template that she used from another TC.  In a larger brokerage or sometimes real estate firm like Redfin, they have a TC who will take over many tasks once the transaction is under contract.  They use their standard corporate letters and will often send emails or requests on every milestone.  I hope that is the case, Joan.  If not, no more toning down for her.

I would not talk with the assistant again. I'd tell the agent I would only except corespondence from her after her behavior.

I have a fabulous TC I have worked with for years but have certainly run across some who really are rather difficult to work with. I can't say I have had anyone who I felt was really rude but some emails have raised the eyebrows a bit and had me (and my TC) scratching our heads. I just make sure I respond professionally to all emails from any TC, and include my TC and the other agent always!

I try not to get bent out of shape by the emails, from TCs OR from agents, that are less than professional or that are somewhat terse and accusatory. Sometimes it's hard! LOL

We use a Transaction Coordinator and have for quite some time. Many agents with whom we interact also use a TC. The TCs are generally knowledgeable and professional. We have to remember that their job is not like our job. Their job is to make sure the paperwork is done correctly. They answer to brokers not to the general public. They work with agents not with the general public. Can they be demanding at times? Kinda!

We can work together.

 It's rare that I get this kind of attitude... the last time I did I called out the agent on it... she went very quiet on me. I think in Charlotte with many agents I have a reputation of being tough but fair and agents don't typically try to push the limits with me.

As for transaction coordinators, I've not had attitude issues, just incompetency issues.

Bold, WRITING IN ALL CAPS may be known to many but not ALL --- let's get through the transaction.  If nothing else, you now know what you may be facing in the time as you hopefully approach closing day.  And that's the goal, right?

I had a similar situation last year. After the contract was ratified, I never heard from the buyer's agent just from her TC.. she kept reminding me to do things that were not due, and demanding information that I did not yet have. It became quite annoying and took some deep breathing to be able to move on with my day.

It has been my experience that years in the industry is not an indicator of knowledge or proficiency. Nor of the agents ability to read the text in the property description, REALTOR remarks or showing instructions. No hope they will read the HOA docs.
However, a hired gun, like a Transaction Coordinator, has little understanding of the complexiites of the 'rubber-meets-the-road- real estate. Most of the TC are more about COMPLIANCE than transaction. And much of that burden is created by brokers. And I bet the TC works for the broker not the agent. 
Moral to the story: No one cares about what the agent feels. There is new agent being interviewed by the broker today. If things get bad enough agents may start looking for alternatives.

TCs can be a bit tough. It is as if they are super stressed when you don't get things to them so they can check them off their list. You may want to have a discussion with the agent at some point and let her know how the communication being received.

You can choose to consider an email from a Transaction Coordinator as rude, or you can consider it a well-organized reminder designed for the "average" agent.

I don't mind such a letter (with bolds, caps and whatnot) because it gives me a roadmap to make sure I provide them with their full list of requirements.  It makes for a smooth, bump-free transaction.
