I don't watch them when I receive them from lenders. As for receiving them from buyers making offers on my listings, I suggest to my clients that they not pay attention to them. I suggest to my own clients not to write "love" letters on paper or video.

I will pass...so many things can (and will) go wrong when someone gets rejected. A good offer stands on it's own.

Oh Boy .... seems to me like that is a bait and switch to the client letters which I will no longer accept or present due to the risk of a discrimination claim. CAR legal and my E&O Insurance advise against it. 

An offer cover letter or summary of the offer is not to be confused with providing personal information about the client.

I use video often for communication or marketing.

I've never used it for the offer process.

I like a good offer cover letter and then a follow up phone call.

Seems to be the 'love video'. I am of the thought that they should not be done or sent to the seller. Always had that vibe of 'look, this is who we are'. 

If I was the LA, I would just look at the contract not the video. 

I don't watch them AT ALL from lenders.

I would view these as love videos, and not present.  Our commission made a ruling a few years ago, these are NOT allowed.

Verbal orders don't float.

I will present offers for and to my clients in tangible forms.
I will present the 'love letters' if I deem them appropriate. The letter must resonate.

Potentially troubling is life. I do think when folks don't have sufficient real problems they manufacture them them. 
And that good old fashioned phone call takes us back to line #1.

90% of our sales are list them, sell them so direct contact with buyers and sellers happens quickly. Nothing missed or delayed in the back and forth. But if you worried the presenting agent did not understand or relay all the dynamics of the offer, a video presentation short and sweet introduces you and your buyer to the selleror the other way around. Letters to go along with contracts as long as no protected class lines are crossed work.

Direct communication, in any form, can definitely help fill in some missing info that paper doesn't offer.  I do like the lender rep connecting directly with the listing agent but other than that think it can all get carried away.

Ray I'm with you on this one.  I am tired of receiving countless videos that I simply don't watch. I know they think it's adding value but it doesn't for me.

never found letters potentially troubling.  It's always been an emotional business.  And as much as I can tell sellers not to let emotions guide them they still sometimes do.
