We have been selling homes like crazy during the pandemic. There is no reason to believe that the market will slow down now. Eventually, interest rates will move up and that will slow the market down.

No, even the first one didn't really stop the market, real estate still happened, homes were still listed and sold... and we weren't even "essential" then.  We're back to the purple tier here in Ventura Co. and RE is still alive and kicking.

In Arizona, it almost seems like it has improved the real estate market or it is coincidental as Californias are leaving to move to the Grand Canyon State due their other non Covid issues. Average prices have increased to record highs in 3 consecutive months August through October.  So it depends where one is. Jeff

Not in my market.  I'm in a military town, with the majority of buyers, sellers, renters, and landlords being in the military, or working for the government.  We don't feel the same impact the rest of the country does.

I think it's accelerating people buying new homes/upscaling to more space (among those that can afford) and more are moving from the City to the suburbs here.

But, I suppose one never knows. Maybe some areas will have more problems than what we're seeing.  And, maybe people are more settled are less likely to sell and move and maybe there won't be a lot of inventory and then maybe prices on SFH will increase.

And, it seems that more will avoid being snowbirds as there are more problems down south.

But who knows.  I'm looking forward to spring/summer.

I don't expect covid will be the thing that halts it.  I do expect a slow down in my market because of the election.  Our real estate market didn't recover until the last 4 years. But covid actually made it better because if people are having to work from home, they want a nice lake house with a nice view to work from.

Nothing stops the real estate market buying and selling. It is already touchless, no hugs and large long crowded table conference room closings busted up for safety sake. There is always a market and work arounds for how best to adjust your sales for COVID already old hat. The strong exodus from cities to rural real estate market march continues with gusto. 

When interest rates were 16.5% adjustable in the early 1980's real estate market, the buying and selling continued. Whoever the real estate market favors, buyers or sellers have it their way. That's who runs the market that agents and brokers partner up creatively to help the process. To toss the keys in one direction while the proceed check is carefully pushed using a 6 foot stick from the other. Just more wire transfers, docusigns and fed ex/ups pouches involved than we used to need to "git 'er dunnnn".
