I do not see this as any particular number or percentage of house and land photos. My personal style is to showcase as one would walk the house and see the land. Every property is unique. I use however many photos of each necessary for people to get the feel of the house and the land. Focus is on what buyers would be investing in ... the house or the land. The home could be ready for tear down and the land may be what people are after.

Fred I'm thinking a drone shot showing the whole property is a good idea. What's the primary purpose of the property? A lot of land for growing crop or raising animals with an smallish home OR a fabulous huge home with land around for privacy. Answering that will dicate the type of amount of photos. But.....I'm not a fan of 50 photos. Photos to me draw people into wanting to go look at the home today....like WOW this home is a must see - or land in your case.

Our MLS requires that the first photo be an exterior shot (not drone) so it would flow best to put some interior photos at the beginning, maybe the best features, then the land and maybe close out with one or two of the interior refresh their memory.
I believe in only using as many photos as you need to best showcase the property (house and land) but PLEASE please please, label the photos so people know what they are looking at.
That said, since you indicated these are two different parcels for tax purposes, I would do two separate listings, one of the house and one of the land then cross reference each listing in the notes "see MLS # ___ for adjacent parcel" type of thing.
..."Specifically, the house is a separate tax parcel of two acres; there is an adjoining parcel of 35 acres MOL that is farmed.
That adjoining 35 acres is zoned agricultural, which results in lower property taxes. That parcel is leased to some hay farmers and a cattle rancher; it generates some income, and keeps the agricultural exemption in place."...
It may be an MLS violation to list two separate parcels of different uses in one listing so you may want to check MLS rules.

Well one of the MLS that I belong to has VERY specific rules and the first photo has to be the house.... not a drone shot including the house, but specifically the "front" of the house. But beyond that photo I'd feature the land. Regularly I feature the "view" and the boathouse as the second photo on lake listings. You push the best features first and hook buyers.

Where does the value lie?
A $70,000 SFH on 2,500 acres only needs a street view of house. The buyer asking about kitchen updates is not going to buy 2,500 acres.
It this example, one is selling acreage with a house on it.
And just because their are 50 slots for picts does not mean they must be filled. The buyer of big acreage is not dependent on the information curated by the agent.

I think the house is most important, show the house and its features than show the land. Pictures usually do not give land justice, so showing it in its best light is a must whether it takes 1 or 20 pictures. Unless it is a tear down, than all land
