Great deals will never make it on line.  You still have to have a sphere of influence to work with.  When we had our commercial real estate firm, we used shoe leather to meet with building owners.  Those who wanted to sell would let us know, and if the price was right, we had 7 developers who could pay all cash and in 30 days.  These type of deals are not advertized, they are verbal to the right ear with the right connections.  A

Neeraj, some of the online foreclosure auctions and websites have a lot of fine print that the buyer and buyer's agent must read very carefully or the great deal they think they are getting is just not so.  Critical to also read the seller addenda that come with the sale especially if one is going to have a home inspection.
