If I were to do it all over again (I'm a retired broker/owner) I wouldn't bother. In my semi retirement I started a company called Ward County Notary Service and I took a free Google Business site. It's brought me more business then any of the thousands of dollars I've spent on big name Real Estate sites.

The only way you could buy a website with good rankings already, is if you buy an established RE website for your area. One that has already been SEOd properly.
If you are starting from scratch, you are better off doing it with your existing domain name. You could use another host, IDX service and website technology.

There comes that point when the website designed in 1985 needs to go.
However, I suggest the real investment comes in understanding the purpose of the website (lead/list building, home search, information distribution, social validation, professional validation, promote your USP).
Having a clear vision of the solutions you offer that make the world a better place makes the websites bell and whistles less important and a templates site more than sufficient such as one from iHouse.
For example, one could get a LOT of mileage promoting the agent uses 217 nM UV light to sanitize home before entering, during visit and upon exit. This kill viruses, mold, odors and keeps humans safe. (The 235 nM UV, common for sterilizing today, is incompatible with a happy life.)
This Unique Selling Position gives you something to run with that offer a solution clearly different than Free Market Reports and Free CMA. You still do that but that is not the projected message.
Whether it's 217 nm, Cis Score, Walkhome or citizen empowerment, get a horse you can ride then SEO becomes a much easier game.
Who would I go with? Hubspot. No, they don't have a sophisticated real estate agent website...that is my point. IT IS NOT THE WEBSITE!
But HS and SF and SGR have technologies that will prove INDISPENSABLE to the professional with a couple of hundred good past clients and AA and AAA leads.
You are right in understanding if you are to play the SEO game, there are too many gatekeepers seperating the citizen from the business onwer. Every year 10,000 more gatekeepers come on board. SEO game is a good choice if one has more time than money, however, the SEO Pros have access to tools we don't have and data we can not access.

Sierra or Wordpress seem to be some of the best right now. Make sure your listings show as content and currently, IDX Broker doesn't. REW is very expensive. You're kind of asking 2 different things - do you want to buy a website, or do you want to buy optimization? A Website is nothing more than a canvas. Optimization is the art.
I don't like pre-optimized site because you're typically getting the same thing everyone else that pays for that platform is getting. If you pay for custom optimization (quality work) you're going to pay a fortune.
The best way is also time consuming (which is why so many people fail) - create custom, optimized content, for a decent looking website. Any wordpress or similar site skeleton will work just fine. Building out the content, linking it together, etc, is the true art. Or you can just pay a boatload of money to someone else to do it : )
