Actually seeing a decrease in the average and luxury homes leaving the lower end homes as the only homes being listed. The buyers though are cash who will buy, fix and gove back to me to sell. I would like to see alot less MA, CT and NY plates here in NH as they could bring the virus here where we have a lot less activity then most places.

I know low-end is out there and getting stronger. As it does, the trade-up market gets stronger too. From there, one imagines dream home scenarios (high end product) as they plod along. The virus gave us a pause or time-out however we are going to land back into a healthy Real Estate cycle. I beleive people yearn for safe havens in time of need. There is no place like home

The San Diego County April Closings To Date are predominately under $1,200,000 ($260,000-$2,999,500 is the actual range) but they are throughout the price ranges and averaging $685,635.

In general, Active inventory is up slightly and Pending sales are down. Prices have been holding up so far.

Andrew ~ Not seeing many of these... and when they show up they tend to not be lower end if they are detached.  Many builders close in to DC are paying $500K - $650K for a tear down on a 0.15 - 0.25 acre lot.

No, can't say I am seeing these types of propertie any more than normal, and they are pretty rare. Lower end in my general area, not counting 55+ community homes, is at least $400K, and you are very quickly in to the $500s with few to consider. Entry level in my town is $695K right now!
