I've got one right now where the blue sign road is owned by a private individual; he is clouding title and complicating the sale. He wants $1000 to allow the easement (the use of his road) to a new owner of my listing. There is no other ingress/egress; we have to deal with him.
The Seller's attorney said he could sue in civil court for "easement by use" (the Sellers have been using that road for 20 years), but that civil suit would cost $3500 if the guy decided to fight it.

If the road is truly private there is often a sign but my guess is not all private roads are marked. And some residents might put up a sign to designate private when that's not legally the case. And it raises the issue of whether there is a road maintenance agreement in place with residents or not.

Public streets have uniform signage. I am not aware of any standard signage requirements for private streets. Many HOAs have private streets. If I can ever leave my house, I might remember to make look and see if the private signs are uniform or what.
