Same here, Andy. They started doing that with us on 3/26 when our stay-at-home order came into play.

I had 3 properties that sold with multiple Offers, raising the price well above list and ALL 3 of them appraised - I got word Monday and Tuesday of this week for all of them!! I'm loving these drive-bys!!

This would be a State by State issue Andrew Mooers | 207.532.6573 . I would trust the appraisers I worked with as they are all very "by the book". I know how to do my job... I assume they know how to do theirs.

Yes, drive bys have been available for a while now, my last 2 escrows closed with them in place; so appraisals seem to be coping with COVID-19. Lots of good news.

Brilliant method to adapt!  Being ahead of the problem is super smart!  It's normal for lenders to ask for re- inspection after or during a disaster- when we had fires in CA or hurricanes in the south the investor wants to see the house is still the same.  Using video instead of physical is a way to make it close, but the lender has an agreement rider with borrower to allow them to return for verified interior photos and measurements when this is calmed down

I'm not the expert in residential 'in real time' but I thought the appraiser needed to confirm all utilities on. How from a moving vehicle?

I have heard that as well. I have one VA sale and made sure the appraiser got interior pictures as it is all redone. I also sent a list of updates, upgrades and such as proof of increased value.

I believe that about 90% of all appraisals can and should be done by using comps just as we do as Realtors.  There is Google Maps as a tools as well.
