No closing table in Southern California.  Typically ownership changes hands upon recording(which also coincides with the transfer of funds.   No closings on weekends or holidays.   Possession occurs per negotiated agreement.

Upon recordation, however, SOME will allow keys to be given to buyers if funding has taken place. 

FUNDING does not change the ownership - only recordation does.

Same here, in Illinois.  Round table closings.  You turn over the money, we turn over the keys.  Weekdays only (just like banking hours)... it's recorded shortly afterward.

We do not have settlement table closings in Arizona.

Keys are handed over upon recordation with the county. Typically, funds wired in in the morning will allow us to record by early afternoon and the buyer would get their keys that day. Everything is electronic and streamlined.

I set up Monday closings whenever possible and I don't know why agents set them up for Friday because if funds are delayed, they have to wait all weekend for keys.

Here in NH it is the same way. The buyer and seller sit together, sign all docs, it funds and now we have electronic registration which means the closer heads out back, the processor records the closing doc and we are on record immediately. If we close on an office that does not use electronic registration, then the buyer gets the keys, the seller gets their funds and they drive the deed to be recorded t the county registry. The closing company or lawyer has gap insurance that covers a lien put on between signing an dthem getting their physically. I am with your seller on the dry closing, no keys until the seller is paid. It is not closed until it funds,

Keys are given to the buyers at closing as soon as the closing agent comes into the room with checks and paperwork for all parties in the transaction.  Once it is funded, the buyer takes ownership.

Closing happens when the deed is recorded at the recorder's office, but possession is whatever is negotiated in the sales contract.  The default is 5 pm the day the deed is recorded.

Most common here is as you do.  Everyone at the closing table, funding is done, keys handed over unless the contract calls for post-closing occupancy for sellers.

We do not sit around a table for closing. Once the funds are received recording can take place - it may be the same day but sometimes it's the day after. Once on record buyers get the keys.

In my part of Oregon, closing is after it is recorded. Keys are delivered typically after the recording. The contract usually states possession is at 5pm on the day of closing. 

Signing is not with both parties ate the same table; it occurs separately.

Typically when everything is signed and the funds are clear.

Reminds me of a crazy story...

Buyers closed on a thursday paying cash.  This was a foreclosure that was not in good shape and all the doors were not/did not lock.

The following Tuesday ( 5 days later), the buyer is working on securing the house (changing the locks) when the listing agent stops by and starts yelling at the buyer that they do not have permission to be there because the BANK DID NOT YET SAY IT WAS OK.  He was ready to call the police, so the buyer left.

As it turned out the agent then threatened to sue us and file ethics complaints because HE did not give us permission to be there. LA went on and on about how we were going to screw up his sweet deal of listing the banks property.

So realistically, think of this...meanwhile...

If someone trashes the house, a flood comes in, appliances are stolen or someone sents the house on fire, who do you think will be responsible?

The new owner who bought and paid for the house? OR the previous owner who has cashed the money?

You bet the previous owner or bank will never accept responsibility...they will just wash their hands by saying they no longer own the property.

Title company can record digitally - but things are not perfect.

It's always crummy for the seller if the lender funds on Friday and asks for a special like this long weekend when things are closed on monday. The deal legally transfers to the buyer but the seller's loan/note doesn't get paid off until Tuesday or Wednesday - thus causing the seller lots of extra per dium cost for a house they no longer own or occupy.  Answer larger than your question

Depends on what is agreed upon in the contract.   Usually it is at the table at the end of the closing when it is funded.  If they have a rent-back, then it is that day and time.
