Yup, right in my neighborhood. The seller had dug up plantings, removed the bridge to the Koy Pond, detached all the windowboxes, took the good stove and replaced it with a ratty one, removed all the switchplates AND unassembled removed a built-in bookcase.

Needless to say, they wound up in court and paid treble damages.

Most walk throughs go perfect with lots of smiles. In 33 years only 2 have gone bad. A new conruction home where the appliances were stolen. The builder replaced and changed the locks. In the other a divorce sale where the wife went crazy and wrecked the home the night before closing

We had an abandoned cat scare the crap out of us as we opened a closet and it jumped out immediately as we opened the door. My clients ended up keeping the cat the short sale sellers abandoned.

To finish what was started normally goes as predicted unless someone is out of the flow and the focus and does something to monkey wrench the close. Sellers get impatient, buyers fight their remorse and agents want to move-on

Yes! I was working for a builder and got a frantic call from the builder that I needed to come to the walk thru.  I walked into the home and the buyer was laying on the floor looking up an air vent and stating the builder did not paint behind the air vent cover.  I said "Mr. Ho what are you doing laying on the floor"  He started complaining about the paint etc and I said "how many guest come to your home and lay on the floor and look up air vent covers to review the paint?"  Luckily the walk thru continued and he closed on the home but it was a little crazy.

Cleaning seems to be the biggest issue I have. Some have taken TV brackets or a refrigerator but, we always work it out.

One moved furniture off of a horribly stained carpet last year. The seller refused to pay for replacement. I encouraged the buyers to walk away from the Closing table as their movers weren't coming for days. About 30 minutes later the seller's agent phoned to say the seller would be paying for the new carpet!

Sometimes you just have to stand your ground and pray that the other party will do the right thing. The most often do!

       The movers who took the seller's furniture out of the house busted the front door frame taking out a heavy piece of furniture.  The seller (and probably their agent) had to have known about it; they said nothing.  We saw it the minute we opened the front door.

       My buyer rightfully demanded that it be replaced (it was a $3000 door system).  Seller balked at first, then they acquiesced and fixed it.

My "interesting" story is one in which half an hour before closing the Seller had not started to move out because his agent never told him he had to be out by closing.
