They usually call me weekly to update me on my transactions. I have one lender who mails something to his agents home monthly. It comes in the same envelope. My entire family knows when I get something from this lender. They know his name, etc. Heck, the mailman probably knows his name. I guess it works.

Easy. We use the same preferred lender as our referral to all new buyer clients. If the client has their own lender, we suggest that they shop our lender for a comparison. Ultimately, the client makes the choice of lenders.

This is a two level question.
Level 1: Top of mind with those you currently do business. Clearly, PERFORMANCE is crucial, followed by collaboration. The soft side of collaboration is how to help me, the agent, to my NEXT success.

Level 2: the agent with whom you have not conducted business. You know it is all about timing. Timing meaning, the other lender made them unhappy, new business is exceeding current lender capacity, you present a solution to the pain for a problem they feel today.

It is highly likely your crystal ball is not all that accurate, I suggest you rotate your "SOLUTONS' via examples in messages at least monthly to the agent. HINT: they agent you want to grow with NEEDs leads. Providing and enabling the agent to generate leads will put you TOP OF MIND.

It is my opinion the agent places more a risk trusting a lender than the lender risks by investing in solutions for an agent.

My market is so very different than everyone else's- so I am not sure how relevant my answers are- but they will be different. I have my lenders for income restricted co-op's and condop's, I have my lenders for Community Reinvestment Act loans, I have my lenders for jumbo loans,  I have my lenders for foreign nationals and my lenders that will finance conversion buildings with high sponsor owned units. Of course there are my catch all lenders and my lenders for hard to finance individuals and lenders for investors.
