Yes. I'm a California Broker and I can operate solely as "Ryan Huggins, Broker" (which I have done, several times). No need for a corporate license and no need to have anyone under me. They can also open their own company, and so long as they have their name in there, there is no need for a DBA/FBN. For more info, look up the rules first.

We do not need a corporate license in CA to do business when we are a licensed CA RE Broker. We can operate as our name, or a DBA, or both.
We are not required to have agents affiliated with us either. Both Ryan Huggins - Thousand Oaks, CA and I fly solo. We are independent.

Last time I checked, anyone can write offers for one's self. Now, about earning a commission, that is another story. Closings here in Cali are done by attorneys, or title companies.

Is he/she licensed in the State of California? Is he/she a member of California Association of Realtors who has access to CAR forms? The law does not care he/she is the sole operator of the brokerage so long he/she is licensed in good standing in the State of California. Local real estate board only allows paid CAR members to have access to Supra lockboxes. MLS can be listed only through local MLS org which is available at State level.
Out of state brokers always can contact a CA realtor/broker with a referral request. AR is set up to send referrals.

Not sure about CA, but here in NH if you have a brokers license and are registered with the state as a principal broker, you can sell alone. The state requires you to be bonded. If not bonded, you have to have your license under someone who is bonded.

I agree with Ryan Huggins - Thousand Oaks, CA When we operated our own company, we had a corporate license. Now, it is just the two of us, and yes we can operate solo. Our licenses remain current. A

I like Ryan Huggins - Thousand Oaks, CA's answer. If this does not satisfy your question, then contact a real estate attorney, or the CA Real Estate Commission. Other good answers from California licensees in here as well.

Check the rules of your state Real Estate Commission.
A corporation may be licensed as a real estate broker through one or more of its officers who are brokers or have qualified for a broker license by examination within the twelve months preceding receipt of application. All acts of the licensed broker/officer(s) under this license must be performed only on behalf of the corporation.

There are MANY brokerages in every state that has only one practioner, the brokerxxxxxxxxxxxxxxxxxxxxxxxxxxxxx xxxxxxxxxxxxxxxxxxxxx
xxxxxxxxxxx xxxxxxxxxxxxxxxx xxxxxxxxxxxxxxxxx xxxxxxxxxxxxxxxxxx x xx both cases revenue is generated by writing offers that create closings.

Can't really say with any conviction Anon. The rules seem to change in CA on a daily basis. I'd check in at the CAR legal hotline: Tel (213) 739-8282 or Fax (213) 480-7724

You can open your own office and be a one man operation but you would have to go through all the steps required by the state to open a real estate office and you would need to have the correct combination of years experience in the biz and real estate courses. In CA, like WA, you don't really have a license unless it's hung with a brokerage - you may "have" one but it's not Active unless it's hung at a brokerage - whether it's your own brokerage or somebody elses. Regardless of what other comments I hear I can assure you can't walk out of real estate school and start selling homes without hanging your license with some kind of brokerage - again it can be a small mom and pop shop - it doesn't have to be a big franchise and if you happen to have a Master's Degree in Real Estate (from some college or university) your state may allow such high level of education in lieu of years of experience and you can open your own shop right out of the gate....but I doubt it.
