Well, there are days people resist showing (like Chritmas Eve and Christmas Day), but it's more a limitations on the hours what with kids home from school, visitors, etc.

I am not experiencing that but then I am not showing properties.  100% of my business this year has been listings.  All vacant so people can go when they feel like it.  There were showings yesterday in the rain. One agent called and said, "we got soaked - my clients love the house and will be writing an offer."  Now, that is a good argument for holiday showings and that homes do sell during the holidays.

It is difficult to get a showing this time of year in an occupied property. People have trees up, gifts out, friends over, family get-togethers  Ask yourself if you'd want to change your plans and vacate to have complete strangers walking through your home. Waiting until after the holidays shouldn't be a big deal. I, personally, discourage any showings right now until after Jan 1. It isn't going to close until next year anyway.

if they don't want showings, they'll request temporarily off the market in the status section....otherwise, they will show.... we are down to 18 listings on the market in this town of 7,722 single family homes....

they had better want the showing.

Yep.  But I also know those looking at this time of year are SERIOUS buyers.

Sellers, on the other hand, know a few days won't make a difference.

Agents believe they MUST repeat every fantasy their client entertains. Agents tend to be the ones who muck up a well oiled machine by abandoning reason. "They want to see it at 10am Dec 25. What is the lowest they will take? Why hasn't the seller responded to the dirt-ball offer within the 4 hour limit the contract stated?"

My current listing are getting a strong flow of activity. Of course one of them is vacant. The other benefits from a very selective showing mechanism.

The closer to Christmas, the less people ant people in their homes. It's understandable. Disruption and security as guests and gifts begin to enter the homes.

not particularly tough.  But my market has a LOT of summer/vaction homes that are not people's primary residence.... makes it easier this time of year.

If it is on the market this time of year, the seller is probably motivatied and showings are not a problem.

Exception is Christmas Day and New Years day. Does not matter to me since I am not working those days anyway.
