I do not provide floor plans; it is a liabilty risk. For example, if my measurement is off (smaller sq ft) and the buyers furniture does not fit, I do not want to be liable. The MLS info has the standard disclaimer about buyer verification, but I don't want to rely on it. Having a 3rd party pro do it is the way to go, if the seller wants it included. None of my sellers have ever asked for it.

On your iPHone is an app called MEASURE.

The issue is they are very unreliable. Will not measure bigger rooms and can not adapt to changing lighting conditions.

And when you are done the iPhone battery indicator will be flashing RED.

AND you want to create a floor plan!  Can't help you with that.

Harbor Freight has the lowest cost Sonic/IR/Laser solution to getting an accurate measurement.

When you have confirmed this presents material value to buyers or sellers, by their own confession, consider finding a source that offers Matterport solutions.

Sorry, I do not.  I know of a few computer programs that will do it, but you need to measure the rooms yourself.  I did this for one of my rentals when I was going over options for converting it to a duplex.  I would not do this for listings as that puts far too much liability on me.  I also don't find that they add anything to the sale and can often detract from people's interest.  Don't give someone a reason to dislike a house before they have a chance to fall in love with it.

I use an APP called measure for approx room dimensions or I simply use my laser tape measure. That said, I'd never take the liability on of providing floorplans unless provided by the seller/developer.

My colleague uses Roomscan though I don't know the limits for the free side of the equation. The photography company I use adds floorplans as part of a bundle for a small premium (I think it adds about $25-30 to the total but it's not cheap if that is all you are ordering).
