Jeff ~ For a Sold listing I leave them all in for the benefit of appraisers & agents to see condition / upgrades to help establish value.  THE EXCEPTION to this are community or common area photos that could easily be used by other agents.

For a canceled / expired listing I delete all of them, as many agents would re-use them in a future listing.  No exterior photo is required for these.

I leave them. They are helpful to appraisers for future sales in neighborhoods. And I appreciate being able to refer to pictures when I'm doing a CMA. Haven't had a listing expire in so long I can't even comment on what I'd do.

I used to take all of them off then I got a call from an appraiser about him not being able to 'see' condition. Now I leave them.

We have to at least leave 1 which is usually front pic.

In ALL events I remove all but the required primary photo.

The appraisers know they can call me and I will if need be forward interior shots.

I have had my MLS photos blatantly lifted and one agent thought he could adjust the color and crop and 'no one would know' . . . lazy butt!

I HATE that Loopnet/Costar archives our photos and offers them for use by other agents! Bring on the alternatives!

I don't recall removing photos

I have never removed them.

One photo can be left up or all. After several complaints of agents copying and pasting the photos paid for by other agents to the new listings, the Board made changes and sent out warnings against that. They are encouraging agents to hire a photographer to take new photos or pay for the existing ones.

I leave mine but our MLS will take them off after a certain time frame or at least they used to.

We do not take down photos. We have gotten requests from new owners to do so from time to time. We reply that the photos will be left up for appraisers and others who need comps.

Photos are also one every major real estate website and many minor sites. Taking them from our mls only disadvantages users of our mls.

Your question suggests those photos can actually be retrieved.

REALTORS are required to place images into the MLS. The MLS syndicates to 1,000s of websites in addition to broker and franchise website who often syndicate and let's not forget Zdevil.

Deleting from the MLS does NOTHING but, I do purge my pics to not make it so easy for other agents to leverage my IP.  Nor am I in business to assist appraisers or other evaluation activities. The image that should remain when the status converts to sold should be the agents business card. Yeah, that should work.

I leave them with the exception of the neighborhood shots.

As for expireds, it's been a lot of years since that has happened and I am pretty sure I removed them. I pay for all of my photography (no matter the price range) and I'm not going to give them to other agents to use!

I am not that posessive of things that are no longer important to me, they are free to use them.

when it sells I typically leave them UNLESS it's a condo and then I remove all but the one that is required. (don't want other people snagging my community improvement photos).  If it expires or is withdrawn I remove all but one front house photo.

No, pictures are not removed and haven't been an issue very often.  The listing can't be changed once escrow closes.

I'm with AJ Heidmann on this.  For sales I leave them in the MLS and for the same reasons.  The one cancelled I had, I think I left them up as well in the MLS.  We are required to have a front shot in the MLS.

As to my site, service providers (like realbird and listingsmagic), and any sites I've posted the photos to... those stay up for ever and ever.  I have denied requests to remove photos and even written a blog on my site about how photos can NEVER be removed from the internet.  I had a couple listings were on the market several years prior and the photos and videos were still online and returning on Google.

I remove pictures, leaving only 1.

We are required to keep one main photo. If listing closes, I might leave the photos; if expires, photos are mine. Other agents are not permitted to use them. So if you don't think sellers will relist with you, maybe best to take down your photos, if you took them yourself. If a photographer took them, they are his unless you arranged otherwise in writing.

I leave them up.  They're helpful for other agents when working on future CMAs.

Depends on the client request, some ask to remove pictures, i simply ''hide'' them and yes, you have to have at least one main picture.

The primary front view of the residence must be left on the MLS. I try to remove all others if I catch it in time...

It depends on the MLS.  Our clients have one in their portfolio on their website, usually of the front of the home...the rest is not posted for privacy reason.

I leave mine, but have seen MANY listings remove all but the first photo.  Not sure why.   The appraisers need them for comps and so we when listing a home in the same area.

I never remove them unless it does not sell.

I keep them in place.  It is important to maintain the integrity of the MLS. Appraisers and agents use that data!!

My MLS requires one front-facing photo. 

If for any reason I no longer have the listing - it did not sell, expired, canceled - I remove all but the required photo. 

I never remove any photos. I don't mind if a new listing agent uses my photos for establising the new listing price. Its also of value for an appraiser.

Sometimes. It's case by case, but I never remove all photos. If you paid a professional photgrapher a few hunded dollars and then paid a drone operater another few hundred for aerial photos, then they should be consulted, then it's more likely many of those photos would be removed. Getting them removed from the internet is close to impossible thanks to syndication.

I typically do not remove them. Most agents here do not remove them. We do need to have at least one photo. I recently tried to get photos removed for buyer clients who closed on a house. They wanted them removed for security reasons. The property had closed. The listing agent tried first and was told no. I sent an email requesting and explaining why. MLS would not remove them without a court order. Where's the common sense in this? 

I leave them in the MLS only if the listing is sold. Not required but helps the appraisers.
