The only thing bad about Title Insurance is the cost.  However, don't ever ever ever do a transaction without it!

Not a great question but it is an interesting subject.  I strongly advocate for it when representing the buyer but I question if it is something really, really needed.  

I am not really sure the history of it but I am on the line with my title comany right now.

Two things:

1. Not having it. 
2. Not having a survey on the property that could have discovered something that is putting an encumbrance or cloud on the title.

The worst thing about title insurance is using the selling agents "affiliate" company. Yes, illegal kickbacks are alive and well.

Title companies cater to the hand that feeds them and they don't look deep to solve  buyer problems....they just exclude it from the coverage.
