Funny you mention Mortgage modification defaults, because I work this market heavily. The majority of foreclosures i am working are all ones that got modifications and ore forebearance and are not back in foreclosure. But the pace is slow and steady. They do have limits for monthly and quarterly on losses that slow them down. Start of 4th quarter means lots of new listings for me. BUT it wont affect the market. Polictics may affect it more and that is an all out assault by the media to bring upon a slow down.

I don't think student debt will have an impact.  The return of the risky loans may have an impact.  For my market, it's the governor who can have the biggest impact by passing laws that hurt homeowners and California in general.

I'd imagine Student debt can be a big problem in saving for a home with the high cost of tuition for today's students. My guess of what would effect the real estate market more over the long-term would be rising interest rates or rising home prices. Neither of which are an issue where I'm at right now.

Student Debt....further, I always notice price appreciation vs income ... it is way out of normalcy and a recession is coming soon ... due to the slowing of income and the rise of rents and ownership costs.

I think in both cases, many entered into these loans not realizing how they would affect their future. I've had a couple people sell their home not realizing what their payoff would be with a modification. I had one lady who would have had to come to the table with money if she sold her home that was in desperate need of repairs. She is in a growing area so decided to hold on to it until it could be converted to commercial. 

As for student loans, the interest they charge seems like a crime. It takes years for those kids to get the principle down. Unfortunately, some of these kids didn't come out of college with a marketable degree and are working jobs that don't require a degree and not making enough to pay their loans and save for a mortgage. This is probably one reason there are so many investors buying homes right now. We have kids who will be or have been renters for much of their lives. I feel like someone has done them a dis-service. 

In time, the government will intervene in both situations. With the housing market being so good it may be later than sooner.

You are looking at two different issues.

Student debt makes it difficult or impossible to buy. That will remove some of the demand for the market.

Default of any kind will be by those who are not potential buyers.

Well according to Core Logic, mortgage mods are doing great. In fact there was mention that it's time for the mortgage mods to refi if that is possible because of the newer rates. Will that happen?

Who's in charge of re-starting all that mess.

1. The continued reduction in value. The shrinking middle class will see their spending power compromised by those who are not held hostage they the rules/laws the pass.

2. Debt- One health-care incident can make a household insolvent.

3. Shutting off the power grid in California. I don't know whether to celebrate or be distressed. I do know as a result California will be exporting more nuts and flakes to bring catastrophe to those who allow them in.  Hmm, I wonder if THAT will be showing up in owner disclosure docs.

I don't think Student Debt change the market one ioata since they have already been figured in.  Mortgage Defaults alway affect the market.  Wall Street is quite a factor.
