I'm divided over whether to make that info available to a seller who hasn't committed.  I would not want them sharing my strategy with other agents (as sellers have shared others' with me!) 

I will send listing collateral from another similar property to theirs with a similar marketing plan. They can check it out to their heart's content. All in one email. 

I know I'm in the minority, but I don't 'present' per se . . .

no, we have a three ring binder for the pre-listing presentation and another one for the actual CMA.... they get the hardcovered version....not everyone is online.... we deal with everyone.... we have many who are downsizing and have all they can do to email....they like something they can hold and flip colored pages.... they love it....

No I do not. Why you ask?

The link was presented a few days before my personal presentation. They have already reviewed it (well sometimes) and should have some questions. And yes it is password enabled. I have a generic version lacking address specific data, and any proper nouns, should folks need to see it for business reasons.

What I present is a much reduced version (from the folder) that gives them choice, (PPT or folder) does not compromise my message, and lays a solid platform for trust. How do you build that platform for trust? Start with choice. Then....

Cut to chase.
I know 9,482,425 agents have given them lists of the 711 questions they need to ask a real estate agent before they hire them...and it's driving them bonkers. They HATE those list and feel forced to use them. Transgression occurs where many word exist. 

I end with, "I know you really have only 5 questions you need answered. I have listed those on the front page of this booklet. Did I answer them all?"

And they do only have 5 questions. However, I left one out deliberately.

"Annette, we do have one question. Now we have agreed we want you to help us sell our house. Your answer to this question will not change our decision. We simply need to know how to answer when others inquire. What are your fees."

When you must compete by a race to the bottom in compensation, the foundation of TRUST is eroded.

I email them a PDF of the info we reviewed. Then follow up the following day to see if they have any questions, etc.... I present using my laptop as well as providing some hard copies of relevant info.  To keep costs down, I don't print it out in color; sending it as a PDF later provides them a color copy and gives me a reason to follow up.

Never thought to do that but it is a good idea. In fact, why I stopped using visual presentations is that the sellers kept asking the same questions. So now I just leave a copy with them. Seems to work out better for some reason.

Each listing “conversation” is just that, a conversation, strategizing for their particular situation and needs.

It is different for each seller.

I always bring the papers with me so they can actually sign the listing agreement. I bring double copies, one is for them to keep until I show up with their signed copy. I also bring their market activity report which I leave behind, together with a mini fridge yearly calendar with my business card on top.

That's basically it. I always make sure that I show up on time and the first thing I ask them is to take me on a tour of the home to get the conversation going. Works 9.5 times out of 10.

NO, i am not in the business of goving away my hard work for them or anyone else to use. I have a basic presentation and then add to it based on house, seller and if they are interested. I can expand on a whim and get them what they need to sign, then they get the full access.
