Over-pricing tells much about the seller and how they think. The subject property may be available but not for sale is what over-pricing really says. Anyone who holds out for top dollar and advantages is a red flag in general

We walked away once and did not take the listing. The seller was so unrealistic about what she thought her house was worth, even though she redid her kitchen 30 years ago!

Your sentence structure is a bit wonky, but I believe I understand your underlying question and the answer is: I never "walk away", I fact, figure & comp them down to price reality or they choose not to hire me (due to their castle-syndrome). I never give up on the listing or the correct price-I just don't always get hired.

Not sure I understand what you are asking Andrew Mooers | 207.532.6573 but YES I have turned down many over priced listings. I am always polite. If they don't understand the fact that comparable in their own neighborhood show their listing is unrealistically priced then I just did not need the listing. I've never been desperate for business.

We have backed off a listing before. It was a couple years ago. The owner wanted whoever they hiired to agree that their house was worth well over $100,000 more than it was worth. We explained that there was no justification for anyone to pay their price & demonstrated that with sales data. When they did not accept that explanation we no longer disputed the value, we simply backed off. Another agent got the listing & put some incredible photographs of their house on MLS. It still expired as we knew it would. Egocentricity is a bad thing.

I am seeing more sellers than ever want to price their homes higher than what has sold in their area. There was only 1 listing, where the guy wanted $100,000 more just because he did the work so it was a higher quality according to him.
