I can't add much to what's already been said except maybe to make sure that landscaping and backyard are manicured... curb appreal is a must. And in many markets these all don't really add "value" per se... they make the home easier and quicker to sell at top of market value.

I am also a big fan of a special feature that makes the property stand-out over others. Maybe it's an Inlaw apartment, a Bar in the Family Room or a Hot Tub & Pool with Deck or Patio. Maybe it's something simple, like upgraded lighting or a Chandelier.

Fresh paint, flooring, kitchen counter back splash and counter tops (if needed) along with yard clean up and beauty bark or other fresh ground cover in the flower beds typically bring the best return for dollars expended.

Whether or not one makes a profit on the dollars expended largely depends on what one is starting with. I've had such improvements actually net the seller $20K or more profit on the dollars spent. On a home that what pretty good to begin with - we're mostly looking at improvements to help get the home sold and "probably" get the expended funds back.

Kitchens, bathrooms and curb appeal! Another great way to dig deeper into this is by looking at the comparables from an appraisal report and seeing what adjustments were made to the subject and the comps so you can know EXACTLY what weighs in and how much. Since real estate is so specific to location I think this 'age old' question is loaded but this is probably to only true way to 'actually add value to the home' because you're taking the professional appraisers opinion of value and improving upon it while not pricing yourself out of the neighborhood.

Kitchen and bathroom remodel is the common answer. But in my opinion, that is just cosmetic. Newer plumbing, electric, furnace, A/C and roof and hiring an experienced home inspector to really find out all there is, would be my choice. Contacting a Realtor  well in advance before any work is done and have the seller fully understand the advantage/disadvantage of each "remodel" will make them the most money as wel as the least. Or if you represent the buyer, educate them of the pro's and con's. Cosmetic can always be done later by the buyer tomake the house to their own taste.

In my opinion, the projects that add the most value to a house are not the strictly decorative ones, but those that offer added value. For example, putting in floor heating or any other change that has a positive impact on energy consumption

I am with Wayne Martin on this ... and it depends on the property and the location ... and what the particular market is doing.  Sometimes it just makes sense to clean it up inside and out.  Knowing the market is key. This is NOT a one size fits all formula.  Some may say it is ... I disagree.

Best roi before sale is repair, clean, paint, update.
A house with obvious obsolescence must limit the investment to resale potential. $100,000 to upgrade an obsolete kitchen could be a really bad decision.

No doubt it varies by market but simple cosmetic changes are unlikely to add much value, but they will make the home more appealing compared to the competition. Updated kitchens and baths certainly help, as do new appliances.
