Door-to-door and cold calling still work. Almost any type of lead generation is going to work. You just have to find what is the most tolerable for you. Also, certain types of lead generation are more effective and more efficient for certain people.
The most effective type of lead generation is whatever you are willing to do on a consistent basis. If you are willing to knocks doors every weekend, it will work. If you are only willing to do it twice a year, it won't work. Same for any other method of lead generation.

Yes, it still works even though I'm now in a different industry. Door knocking wasn't in my business plan, but could not resist the effectiveness of strategic door knocking in my new line.
Cold calling works very well. When I'm cold calling, I'm targeting certain types of businesses that are "warm to the need" of what I have to offer. They are happy, I'm happy, and that's all that matters!
What brings in the most prospects? FB strategic impression ads (managed by a third party) and direct mail.

Nope, I have been a 'regular repeat referral' broker since I opened my office 15 years ago.
New intake, aside from that, comes primarily from direct mail and my big gorgeous full page ads in a regional business publication. (I do commercial RE)
What will work best for you depends on your goals, your market area, what you feel great doing and tracking your results. Some folks kill doing door to door and cold calling. Early in my career, my broker was in awe of me being able to cold call. But my background made that natural. I just personally don't want to BE cold called. So I went in a different direction!

Nope- never did. It would be too time consuming and risky in this area. Many homes are on gravel roads, 10+ acres apart with long driveways with gates, horses, cattle, livestock, dogs, etc. I know a lady about 2 miles from here that has held people at gunpoint until police arrived that ignored their "No Trespassing" signs thinking they were going to door knock / solicit.

I have never done either. In my small market, (5200 people) a few have attempted it and were seen to be desperate and it killed their business. (I know of 5 in one brokerage alone) Brokers were called by angry home owners and demanded that it stop. Even direct mail was frowned upon and written about. Fine for pizza places and tire replacement it seems, lol Here, everyone knows everyone else and invading a person's personal space for real estate is quite a no no.
