With our weather here, metal is best. Size is the biggest thing. Some names & numbers are so small, how can people read them?
I use an install company for them.

The most important thing is that they be readable from a distance and not in the most optimum of light. Beyond that, I don't pay a whole lot of attention. Must be three or four years since I got a call off of a sign.

Scott Westfall prior to my retirement I had been using corrugated for approximately 10 years. I liked them because they were bright, easy to clean, & inexpensive. My signs had a graphic and print, nothing to update. As far as a rider I believe your name and phone number is all that should be on a rider.

Signing of any kind can be your silent salesperson so first impressions matter. A lot. Clean. Accurate. Reflective of who you are... As for the information: what to you want to communicate? Do you want to create confusion with so much? Do you want a call to action? As for the type of material for signing this is a personal decision and one that may be based on factors such as durability, functionality and lots more. The options for resources of signs are numerous - it may be a corporate standard issue or one where you have more local input and control. Good luck.

The purpose of yard signs is to attract buyers, and they don't care too much about how clean or updated the signs are.
Other sellers, however, who might be choosing an agent to represent them, are very concerned with nice signs and might not choose you if your signs aren't clean.

Trashy yard signs don't present a very professional image. I'm continually battling the elements here - high heat and wind! arghhhhh!
I use BuildASign.com for signs unless we're doing marquee or pylon signs, then a local sign company.
(I do CRE) for buildings with a chain link fence, I LOVE banners - 9mm mesh 20 or 30 by 3 or 4. Wind eventually batters them, but they hold up for a good while and you can see them easy from the street.
Wood with coroplast overlay for my larger (2 or 4 x 4) wood signs. When the elements fade them, remove from the wood and replace with a new one.
For smaller yard signs, metal in metal frame.

A clean aesthetic posts & yard signs - along with the rest of the curb appeal is important to getting top a dollar and faster sale and they are part of your image to all the public that drive by your sign.
That the sign is there, clean and in good shape and easy to read are the most important points - as far as what's on the sign - it just needs to be obvious that it's a property for sale sign and have a name & phone number on it - that's it.
I don't use metal or corrugated plastc - I do have two different signs - wood signs with a scroll top. A "new" sign I'm trying out is a heavy duty composite material with a reflective coating - similar to hwy signs.

the two team members have their photos, one number, and team name plus logo and office name....
we have ours made locally so we can design them.... RE/MAX signs are what every RE/MAX agent in our area uses.... we pay a couple of dollars more, but it's worth it.... that's a marketing tool....A VERY IMPORTANT MARKETING/BRANDING TOOL....

Metal only for me. I use a sign that has a reflective surface. So, car lights passing cause it to light up. I make sure the phone number, for sale and company name make up the lion's share of the sign.

There are some legal requirements that must be displayed on our For Sale signs: broker name, license number, agent name. We have our phone number, of course. Signs are provided by a company that makes them to our specifications (our are a wooden material) and then kept at the premises of the company that does the installation and removal of the signs.

Curb appeal for a property involves the sign as well. A clean sign in good condition is essential for a good presentation. The sign itself, which indicates the home is for sale, is the most important thing - and second the contact information for the listing agent/brokerage. We get sign calls all the time and our ultimate goal is to always sell that home - but also to sell other properties as a result of the sign.

I like the reflective aluminum on the arm signs - large lettering with little on the sign. That way, they're easier to see from the road. They also must be clean and in good shape.

Clean signs are important along with having your name and number in large print. I also have my picture on my sign so people see who they are calling. I use corrugated signs. Clean sign are a good thing. That is why using 'single use' corrugated plastic is an option to avoid the 4 year old beat up metal sign.
Most valuable info. Well, when you realize what information is REQUIRED, that has little to do with the listing agent, then the space available determines what to do. Or you can go rogue and defy the rules.
What to put on rider? Depends on what you want the reader to do?
If you put up a rider with the price or house attributes, those buyers not shopping with those parameters will automatically self deselect. So, what do you want the shopper to do?
No, I won't tell you what I do?

We use "oversized" metal signs ... we have our web address on every sign ... and Best Phone Number to reach us. If there is a Home Warranty or other special information (e.g. acreage, investment, etc) we add riders. Clean and in good repair is a must. We only put out our best signs. If they need frames painted they go into the shop for refurbishing before going out again. Image is everything in this business.

Scott,
Several years ago we had a rash of bad people breaking into houses for sale.
As a security measure I talked to sellers about not putting a sign out.
I knew the sign had always been primarily for the agent but was surprised that sellers overwhelmingly preferred not to have a sign in the yard even if it might mean missing a few prospects.
Sellers tend to not want their neighbors to know their selling and having the neighbors looking at their house online.
I have also found that this ties in well to the concept that people like to buy but don’t like to be sold.
In addition to no sign, I don’t do flyers in the house or anything that might make the buyer feel like they are being sold.
So far all my listings (which all have staging and professional photography) sell fast for top dollar.
I’ll do a sign if a seller wants one but so far no one has asked for one.
