I do a walk through with buyer and home inspector(if buyer wants him/her to inspect repairs) when the repairs are finished so there is still time to make any repairs if they are not done correctly.
I urge clients to do the FINAL walk through on the way to the closing in case the AC condenser was stolen overnight or a water line burst, etc.
This property was 25 miles out of town so it was very inconvenient to do a final walk through, and it was February in Indiana with a 100 year old plus farm house with a very poor heat source. When we did the final walk through before the closing I could hear water running when we opened the door and the floors were covered in water. The basement had a foot of water in it and a water line had burst. We immediately turned off the water supply line in the basement. (future need for hip waders in my back seat???)
It was a short sale and sellers were no longer making any effort as they wanted to cut their losses and go into foreclosure, if necessary. My buyer wanted the house and he was going to gut it anyway and replace all the flooring so it all worked out and we closed an hour later.
My youngest daughter is a lender in town and she had a much more dramatic story as well as one of her colleagues about a month ago!!!!

My very first walk through back in 1985, went to the house w/ first time buyers and the old man selling the house was sitting in his lazy boy recliner, nothing in the house had been moved and we asked him what was going on?
He said no one told him he had to move out on settlement day. So closing was obviously delayed until he could get someone to move him out.

I generally stay ahead of the schedule to prevent those situations that elevate the emotions in a very emotional buying/selling event.
The situations encountered were remedied before anyone saw them. One involved a sellers uncommon attachment to the shower head in the owners suite. The subsequent physical damage and potential for flooding caused by broken plumbing was averted. The buyer was never tramitized. SUCCESS.
A second event when I popped in to take a peek the day before I found the owner with mop in hand and that look of complete exhaustion, confusion and clearly on the verge of losing control. Prying the handle from her hand, I assured her all will end well and took her to dinner. Summoned Sasquatch and we packed her up after dinner. She looked like a new person at closing. We often know not the burden another carries. Helping them is the kindest thing to do.

It was interesting at one walk through that the Appliances that were suppose to stay were gone and they left piles of trash in the corners of rooms where they swept to make t broom clean and stated the contract did not state removing trash, just sweeping. They ended paying for a new set of kitchen appliances.

We always do a final walk thru and I always remind the listing agent that we will be doing one so that they can remind the seller to LEAVE THE UTILITIES ON. (In the contract) Sometimes the utilities are already off...UGH.
The biggest problem is not the seller, it is the listing agent that never grasps what constitutes a problem.

Yes I did one as a favor for the buyers agent. Sellers were having a moving sale and on a time crunch to get out. Lots of people and buyers kids were running in and out of the home. Also buyer was inspecting that all repairs had been done. Seller and Buyer butted heads over a Stop on a commode.
