In Charlotte, I rarely deal with foreign buyers.
Don't know why Americans owning their homes free and clear would impact my business... I've seen that number for several years now. What's new about it that would impact my business? In recent years, I've only had one seller who had no mortgage. And when we sold her property and she purchased a new one she did get a mortgage, albeit a small one.

Our market doesn't get foreign buyers so nothing will change with #1.
Re: #2. Very few people here own their own homes free and clear. I suspect if they did, they may be more interested in selling/buying something else, buying investment properties, or the like. So maybe I'd consider focusing some attention on them.
But for me it will be #3.
And I'm not feeling brilliant today so no #4.

It is true the Chinese are not coming to the US west coast since 2018 for different reasons. Homes in Seattle, Palo Alto etc are not moving. No cash buyers. The reason they often pay in cash is they do not have established credit to get a mortgage.

I have yet to have a foreign buyer for any of my listings (despite the tour bus getting out once at one of my open houses... no joke), so them being up or down is of no consequence to me.
Debt free homes... just about every tool out there touts those as being a likely group to move. In my experience, most of them are very happy to stay put. They may buy a vacation house out of state (or out of the country), but they aren't moving. It won't impact my targetting any.
