Don't skimp on quality pictures Michelle they are a direct reflection of YOUR work not the photographers.  Yelp will give you their 10 Best all day long! If they don't have a site where you can view their work I would go on to the next.

A realtor with a good camera is not a substitute for professional photography. A good photographer is worth his/her weight in gold if you ask me. Maybe Myrl Jeffcoat can help you out.

I don't know your situation or your relationship with your clients but a nearly 300 miles away listing is what caught my attention.  Maybe a local Sacramento agent like Myrl Jeffcoat or Elizabeth Weintraub Sacramento Realtor Top 1% might offer some insight.  Hint Hint:  a referral might be the best plan.  No offense intended.  Just my thoughts.

Michael Jacobs gave you two names of agents in that area.  I'm further south from you in Ventura County/Thousand Oaks, I don't know of any photographers in your area.  I'm one of those Brokers with a good camera and some skills.

In my opinion, you get what you pay for. Your clients deserve good quality, professional photos. It's another business expense that listing agents can write off.

Michelle,

Contact Myrl Jeffcoat .  She knows her stuff, and if I were you I would give the lsiting to her rather than try to service a Sacramento listing from San Luis Obispo...A referral fee is so much less trouble than driving to Sacramento...We used to live in Napa and that took us an hour and a half to get there, and it at least 7 hours to SLO... Prepare to spend anwhere from $150-$350 for not only quality pictures but also formatted to be posted on the MLS, Facebook and other social sites. This also would include a video and aerial of the property. Look into this. I also was a use the cellphone type person and did many times. However compared to professional services it is noticeable. Remember both work. Choose

As the second agent, you need the best photography to make this property pop! The camera is only the tool. It's the person behind the camera who can make you and your listing stand out from all the rest and get it sold.  If you can't afford a professional, you might want to refer it out.

I don't know what equals "gouge" in your area. How many photos?, any video?, any aerial?, do photos need editing and resizing before sending them to you, etc? Every property is different and may require a different combination of photography expertise.

Wow! All these comments about how great pictures sell houses but i have yet to see where the quality of the photos hinder a sale. We use professional photographers to impress the seller but i have not seen any concrete proof that they help sell a house.

Try a photographer look under Craigslist..... They use multiple flashes and umbellas taking cystal clear photos.  Most good photographers all acknowledge there is little money in it.
