Yes, the residential sales agreement is 11 pages, without any addendums or disclosures. Interestingly, a recent buyer made an offer to an FSBO seller. Seller sent the offer to his attorney to review. The attorney called me; his first comment was the residential sales agreement was only one page when he started practicing law. (he is in his 80's). I mentioned it was now 11 pages because of attorneys.

Yes, the California association puts out a series of forms... but there is NO requirement to use them. They're just free with membership and the only forms the free lawyers will speak to. But I can use NOLO forms, something an attorney of mine drafts up or something I write on the back of a napkin.
Purchase contract is 10 pages, unless the buyer's agent throws in additional disclosures or attachments. Then it can grow to 30 pages.
