We have several approved forms that we must use, depending on the type of transaction.  Our residential 1 - 4 contract has 8 pages, plus a courtesy page to confirm payment of earnest money, option fee, and who represent who.

In Maryland the Sate contract is 10 pages. There is also another regional contract used in the DMV that is similar.

We do but, for negotiations, we use email - or in recent years, mostly text. Our Contract is now 13 pages long. I believe it was 5 when I started in the business!

Yes the NAR (NH assoc of Realtors) has prepared standard forms for us here in NH. There is no standard days though, the days are blank for us to fill in.

Without addendums, our offer to purchase agreement is 13 pages. I believe we do have sanctioned forms for negotiations, but I can't say I've seen anyone use them ever in a negotiation in my 20 years in Charlotte real estate. We tend to negotiate back and forth via email to have a record.

Our Statewide contract is 10 pages with a advisory attached to make it 11. Additional pages, such as the Agency Disclosures and Wire Fraud Advisory and forms used regionally can balloon the total of pages past 50. That is before negotiations start. Counter Offer is only 1 page unless there are addenda.

We have less then a dozen State approved forms Paul S. Henderson, REALTOR®, CRS and I used those forms when I was active but several brokerages in my area did not.

 

BTW or State OTP is only 3 pages.

Yes, the residential sales agreement is 11 pages, without any addendums or disclosures.  Interestingly, a recent buyer made an offer to an FSBO seller.  Seller sent the offer to his attorney to review. The attorney called me; his first comment was the residential sales agreement was only one page when he started practicing law. (he is in his 80's). I mentioned it was now 11 pages because of attorneys.

Yes we have standard contract forms. The average page amount - is most likely 30 to 40 as we have a number of addendums to be attached for either the buyers or sellers.

Yes, the California association puts out a series of forms... but there is NO requirement to use them.  They're just free with membership and the only forms the free lawyers will speak to.  But I can use NOLO forms, something an attorney of mine drafts up or something I write on the back of a napkin.

 

Purchase contract is 10 pages, unless the buyer's agent throws in additional disclosures or attachments.  Then it can grow to 30 pages.
