Homelessness is an issue at the community/city, state and national level in my opinion. Obviously there are different degrees of impact.  That impact is felt far beyond the real estate level.

Like every city, we do have homeless but, it is so well-controlled, it's not really an issue. The community that they frequent has volunteers who canvas the area and gets them into one of the shelters or mental health facilities. 

The area that they are most often found is high-density and if left un-controlled, it would definitely impact real estate values in that area.

I used to leave at least one light on in the enterior and the front and rear exterior lights on. Also like yourself Paul S. Henderson, REALTOR®, CRS I also leave a radio on 24/7. I've never had a break-in or squatters.

Yes we do. It hasn't affected my listings. They stay mostly around the downtown area where the homeless shelter is located.

There are homeless people in our area.  They are not a problem per se.  The neighborhood where the shelter is, is not where buyers want to purchase. They have not caused any problems in our area that I know of.

I think every city has a homeless problem to some degree and Charlotte is no exception. But it's nothing like what we hear about places like LA, SF, Seattle, etc. My market is not one where I come across homeless problems so I don't worry about precautions with my listings.

There are homeless, but they usually aren't a problem. They haven't affected listings. They know how to blend in. Same applies to gangs.

We do have a mental health problem here. I image it exists in every community. Local authorities may be sufficiently funded to make the consequence of mental health against the law. So the homeless are either locked up as criminals, interned in remote hard to find even harder to see locations or given a bus ticket to a sanctuary city.

After all, the local wisdom is we can have those tourist seeing the dirty laundry.

What do I do? I actually have a list of resources where these folks can find help. It can be long term stay or as immediate of food and a place to sleep. If you don't have the phone number of the Red Cross, Salvation Army, YMCA, Catholic Relief Services and in my location, Metropolitan Ministries it may be helpful to find them, providing helping is the goal.

Don't, please don't  call 911. These folks are too often shot by those who serve and protect as the uniforms scream directives incoherent at the mentally ill.

A small homeless population and it has never affected how I market my listings. Now, that last market downturn, it was a totally different story in many parts of the country.

We have homeless in the downtown area. There are many resources available for  those who are homeless here. The problem is more with addiction and pan handling. A recent article identified about a dozen individuals in my area that pitted the community, the police and ACLU all working against each other for a solution. My only listings affected seem to be center city vacant buildings, which i currenty have none of.

I suspect every market has their homeless issues. We have many resources for those who choose to use them. To my knowledge, the homeless have not caused an issue with home listings.

No longer an issue for me being retired. Once with a commercial listing, I had to have the local police assist in clearing out several homeless people. It was both a bitter and sweet experience. At least the listing sold.

I have a buyer who the vacant house a person moved in and set up house during our escrow. Seller had to evict her. She had no furniture, just grocery carts what a mess

Paul there is a homeless problem and many of the folks asking for money on street corners are druggies so it's pretty sad to see them all strung out. As for it being a problem for listings, I haven't had any issues. With that being said I have no idea if there is a problem in other area. That could very well be the case.
