I don't know who to recommend at this time - PPC ads to direct buyers to your website would be my advice - I think it's much cheaper than buying leads. You have to be sure you're doing the ad words properly - otherwise, it will be a bust!

Kerry, a few years ago I used Zillow and it was literally 80% of my sales. The last year I used them, they were 5% of my sales. Bye bye. No longer worth the expense. Beyond them, I haven't found a single company that delivers on what they promise.

The single most effective, efficient, powerful business development machine and lead generation machine is you and your sphere of contacts. About 90%  + of your business income. Power networking and dominating your communications to your sphere are key. Invest in yourself. Learn how to work this (there are a multitude of ways to do this), and teach it to your agents.

Here's a quick biz development principle. The power of 'multiplication' - make people in your contacts as 'your' salespeople. Those people that know you, know other people - let them do the selling for you.

Third party spending on strangers for 10% or less is simply not worth it. That means you rely on other people or organizations for your biz development? That's not the way to run your business.

Real story. Here's what a more very successful experienced agent once said to a younger less experienced agent who was dying for business and asking for advice.... "While you sit your ass here on this chair lurking for possible clients on Facebook, I'm leaving to have lunch with one of your clients".

Think about the impact of those words. This very successful experienced agent has no Facebook, Twitter, or any other social media accounts. Not even a website. Her social network is not on a computer screen, it's all in person. When she hosts an open house, people flock to it.

In my first couple of years in the business I tryed a couple of companies Kerry L Klun, Broker/Owner  and I did get a few good leads but  over all it was maybe a break even experience.

Having said that, our Team uses several. It is the quantity of leads and the subsequent follow up that is important. Do not expect high quality.

I've tried a few over the years, but none were worth the money. Those companies make the so called leads available to several agents. Why would a buyer or seller contact some lead company instead of just contacting an agent directly that lives in their area? It makes no sense. If I were you, I would organize a post card mailing campaign, have any group of agents in your office kick in and pay to advertise one or more of your office listings, then when calls/leads came in, you could distribute them among the agents that agreed to pay for the advertising.

no....they're a rip off.... produce tire kickers.... busy work or no leads at all....

I have never used one.... I market for my own listing leads....direct mail marketing is my method of choice for listing lead..... complemented by a full page ad in the local newspaper....

no, and pay per click is something we have tried for several clients in different locations in the US including FLA for a couple of years, and had no results.  Inquiries yes, but nothing thereafter.  /Save the $$$, get them out of the office meeting people instead of waiting for you to hand then leads. A

No. I don't know of any good lead gen companies. And I recommend spending the time and money on creating your own lead gen systems rather than pay a third party to get inbetween you and the public you are trying to reach.

If you want more leads, hire a marketing company to help your office and your agent do their own lead gen. There are several companies that offer marketing services across many platforms - direct mail, social media, SEO, blogging, print advertising etc. Figure out your budget on what you want to spend for the office to help support your agents and how much you want your agents to do.

But you already know that.

What you are asking is anyone willing to compromise their business by sharing the secret sauce.

What I fear I hear you asking is 'How can I get more money from my agents?"

Of course I'm not to share my secret sauce.

Quality leads come from relevant messaging, clear value and well crafted self-selection.

You, as a broker/owner may consider Business Profile type marketing in the local cage liner. That is the newspaper term, the text has little to do with your business but everything to do with the transformation the buyer and seller experienced. Business Profile advertising works but you need a new story in every publication...or more that one in the same publication. After all, is that not one use of the testimonials agents are religious about acquiring?
