Yes I've seen this before Jeff Dowler, CRS but it's been awhile. No thanks, I'm not a fan of this idea - unless the market is so bad and it's one option on the table.  The chances that it would actually make somebody say - yes, let's buy this home, I think, is slim to none.

Yes... Sun City was doing that here some years ago before they built out. Haven't heard of this inducement in a while, however. But I've not heard of a private seller offering this.

Yes, a new home builder at a luxurious private gated community has a couple of fully furnished models, where you can book your client for a weekend of 2 nights, 3 days, and have full use of the facilities and amenities... pool, spa, nail salon, plus huge discounts on the booze at the bar and dinner at the on-site restaurant.

I work closely with the builder sales rep and have booked clients. And I'll tell you, it's awesome marketing. Every one of my buyer-clients that stay actually buy at the location.

Of course, I pre-qualify my buyer-clients very selectively.

It's brilliant marketing.

Have not seen this in our market place , but saw a Seller who was also doing Air B&B and Selling their property at the same time which makes showings a little tricky when occupied.

Yes I have seen it before but not recently. Sounds fine to me - probably NOT for a resale home, but in a new condo complex - especially a waterfront type of place, sure sounds fun. Great way to pull folks from a nearby metropolitan area to make the commute to take a look. Like most tools -  every tool has some scenario where its application is appropriate and could be a great way to get the job done.

Yes I have Jeff Dowler, CRS and it was a post right here on AR. I have sold a few "Haunted Houses" and many curious people wanted to stay over night but I never would have allowed it due to the liability involved.

I have heard of it but think there is too much liability in the thought.

I can just seeing things go downhill.  What if they were hurt or died? What if they decided to stay and not buy?  What if the house burned down while they were there? What if  and the list goes on.  I do not like it.

His broker was present in the group. You should have seen the look on his face.

I'm with Barbara Todaro on this.  Too many risks and too great of a liability.  Now if it was done with some form of AirBnB type contract there might be something to offset some liability, but not much.

I can see this as a great marketing strategy, especially in the luxury market, resort/retirement communities, etc.  People try or test all sorts of things before they purchase a big ticket item.  A new vehicle/boat/plane for example.  There are numerous ways to protect all parties involved through various written agreements and indemnification clauses.  Contact an attorney.

This was happening in some parts of Canada when the market slowed in larger urban cores. It really didn't take off though. A Vancouver condo developer recently offered a year's supply of avocado toast to buyers. LOL Different marketing tricks to try and get attention. A Saint John New Brunswick real estate agent used quirky sign headers to catch passerby's attention such as "Not Haunted". He got a lot of attention but I don't now if it actually helped sell any of his listings.
