In my 30 years I NEVER once had to (nor would I) explain the types of deeds to a client.
There is a lot about real estate that it's good to have a basic knowledge of but is best to steer clear of when it comes to "explaining" things to clients. Best to avoid anything that even slightly resembles giving legal advice.
