That's NOT something we do kennith Frazier . I've never brought it up and in all my years a client has never brought it up BUT if one did I'd say "you need to check with an attorney or the title company on that one".

Yar, only a fool be stepping outside the bounds of their training.  Advising legal stuff while not licensed is a sure way to have the Department of Real Estate make yer license walk the plank!

In my 30 years I NEVER once had to (nor would I) explain the types of deeds to a client. 

There is a lot about real estate that it's good to have a basic knowledge of but is best to steer clear of when it comes to "explaining" things to clients.  Best to avoid anything that even slightly resembles giving legal advice.
