The buyer didn't like the house without the furniture.  Voided the contract and lost their Earnest Money.

Not really interesting, just dirty. One house was "clean" in terms of there was no stuff in it, but the kitchen was disgusting. $$ was provided by the seller to hire a cleaner but it did delay the buyers move-in slightly.

No, I don't. I work hard to keep evetything under control so there are no surprises or interesting stories. Small things might happen at any time... but if you're in control you can get it all resolved.

Sure, right in my own neighborhood. The buyer did their final walkthrough and found the seller removed a built-in bookcase, window boxes, all the switchplates and outlet covers, pulled up 2 bushes and took the bridge to the Koi pond. Can you spell treble damages?

No.  No one does repairs out here anymore, just give a credit to the buyer (if anything).  Final walkthroughs are a formality that some skip on shorter escrows (7 days or less).  It's just to make sure the house is still standing and in the same condition as it was at offer acceptance.

I had a seller tell me that not one more thing will he repair and to just cancel while the buyer is saying fix this or it a problem. The amount? Under $200 I rode up on a white horse to the rescue...I'LL PAY and escrow closed. So petty

Absolutely kennith Frazier . I had one where they were still moving out and they said the agent told them the walk thought would happen AFTER the closing.
