I disagree with having a professional appraisal done unless there is a disagreement among owners and agents re: value. Appraisals around here run about $500. Just because it appraises at a certain amount does not guarantee it will sell for that amount. A Realtor Comparative Analysis is free and is designed to help arrive at a listing price.
