I haven't heard that term.  Not really accurate IMHO. They choose to represent themselves or get get guidance from an attorney. The sad thing about most FSBOs is once they get an offer they don't have a clue what to do next. They don't have a concept of how many working parts there is to a successful transaction.

They're just sellers. Just because they didn't list with an agent, doesn't mean they aren't represented. Many have attorneys that represent them, and review offers of contract. Some title companies here provide services for sale by owners.

Frustrated. They don't always just want to avoid the commission or think they are black belt at the marketing and selling or so good with people. Often they took years through a series of agents that make the cardinal mistake. They took the way too high listing with the figure the seller screamed the place is worth. The seller blames the agent for not producing the ready, willing and able buyer. Blame the previous agents taking the bloated price listing that gives the wrong expectation to the seller. The one who ends up pounding the black white and orange for sale sign spiked in the front yard of the place with shelf life issues.

If chatting with those on the agent side of the fence, these seller are FSBOs.

When talking to a FSBO, my reference to them is 'Informed home owner."

When talking to a buyer who thinks they see money, I refer to them politely as Inspired Home Owners.

There is that occasion where I may be chatting with that 'stars in their eyes' newbie agent. FSBOs are called class, as in The Class Is Now In Session.

Only the extremely limited imagination would think the only class action is to call in a desperate effort to get a listing appointment.

It is not new and has been part of an agents way to case listings for years. Over the winter with a shortage of listings and massive amounts of buyers, i do send post cards or letters, I do not go door knocking. I can tell each one is a challenge and provides good blogging topics

When I represent the buyer and I am meeting with the seller, the form that I use to protect my buyer and to establish my commission uses the term Unrepresented Seller.  I feel that using those terms are much more professional and truly gives the seller pause when signing an agreement that requires them to hire an attorney to represent them.

This is a fairly common way to describe a home seller going it alone "Unrepresented Home Seller" but I do believe For Sale By Owner or the acronym FSBO are most commonly used.
