I work with flippers, so I tend to have a few months lead time to market before they go into the MLS. So yes, I do market them ahead of them being in the MLS.

The board would love make sure an agent has no options except total reliance on the MLS to make a sale.
I go to great lengths to ensure I can get a house sold without the MLS. But, as you suggest, I must go through the motions.
I do not use social media for early listings....I USE MY LIST. The owner/seller expects to see their house on SM, but the buyer does not originate from that source.

You only have 1 shot at being a new listing. Posting them before they can be seen leads to upset buyers. I like to make a huge splash when they are ready to be seen. I dont want to waste the big bang when i cant get buyers in
