They are two totally different styles of advertising. First, google adwords for real estate are way more expensive than FB ads are currently.

But the purpose is different, different audiences, different goals.

Google adwords is like display advertising, you get like 3 lines, short copy, direct to the sales message or to a landing page to then retarget later.

You have to get through a lot more leads in google ads than for organic leads.

Facebook ads- most of the time agents do them wrong and then complain they are not working.

Facebook ads need to story form, long copy,  like going to a party, building relationships first before you expect business.

I do a FB live every Thursday at 3 p.m. eastern time. I did 10 sessions on just facebook marketing.

Have done both and find Facebook much cheaper, but dynamic searches on Google PPC are very good and cost effective.

Google can be really great if you have a specific idea of the keywords you're paying for. Having a specialized person to do the analytics makes sense with Google because its easy to waste a lot of money going after the wrong keywords for your audience. Facebook is easier for an individual to do their own tests, different ad types or target groups. Facebook is much more affordable so it's ok if you are just getting visability or followers, wheras PPC is really more sales converstion focused.

Bernard,

It depens on your market and your targets. It does make a difference where you are.  Our expertise and opinion on both of these venues is in the high end of the market. I think you have good information and experts here. I just looked at your profile, you are with Compass and that is the high end.  I know your area well.  Wishing you great success.  A

BEWARE:  I caution you on hiring people to work on your website or SEO services.  There are some people phishing in the Rain for business. I've been burned more than once. I am not alone. I know of many others in the Rain that unknowingly hired the same people. Some got their money back and some did not.

You can drill down better in FB - that's where I would put my hard earned $. It makes a difference everywhere, in every market if you can target the best people with your dollars.

FB wins. In my opinion FB is the ONLY marketing an agents needs to do. Although anticipated significant changes from FB, they have done little that affects me.

My FB marketing is managed by a marketing company who also does other forms of more important 'on-line' activity for lead gen.

PPC has proven beneficial to me as a test platform for quickly seeing the words that work and where. They are bogus ads simply to see which way the wind is blowing. Actually, this was one mechanism used in a recent report I shared.

FB is not as cost effective as it once was.  It's now the go-to piece of advice on the net and with the gurus.  I've seen prices double or triple now that it's being saturated.

Personally, I'm of the mind to not give FB any money, given their anti-privacy and political views.

What works best? Whatever you commit to, learn to use, and can tweak via a/b testing to generate the results you want. Of the 2, I spend my money on FB ads. They work for me.

Katerina has outlined both choices very well...try them and see which one works best for you.
